We are in the very early phases of this project. The current property owners are up-zoning the land then plan to sell. Nice, kinda boring design but I hope they bump it above the skyscraper threshold.

Just to clarify, is 483 feet what the zoning currently allows for, or is that the height they are seeking?

I feel like everything Gensler does these days is disappointing.
If the dev is just selling the land not sure what relevance these schematics really have though. Quote:

I feel like so many West Loop/Fulton Market buildings are all just barely under the 500 foot threshold. There has got to be something like a half dozen proposed/uc projects that are between 475-499 feet.
That said, this looks fine enough I suppose. Should be pretty visible from EB 90/94. |
^Kinda like the ~730-830 ft plateau we saw with the office buildings constructed in the last 10 years near the river confluence. Likely represents where the economics stop penciling out in the different submarkets and where going higher is more vanity for the developer/major tenant.
