401 Real Estate Trust Inc. is proposing to develop a Courtyard by Marriott hotel and restaurant at 40 Frank Nighbor Place. The proposed development will be six-storeys in height and consist of one hundred fifteen (115) quest suites with a total gross floor area of 8,036.4 m2

I guess anticipating what will come after the Palladium meets its fate. As a road warrior, I cannot stand having to stay in hotels situated like this.

I doubt if that makes any difference. There are 41 regular season home games in a year plus a few preseason and maybe a few postseason games. That works out to less than 1 day per week on average.

Team or no team it’s a pretty sucky location for a hotel, but I’ve seen worse. Business travellers don’t really look at what amenities are within walking distance unfortunately.

What is a normal location for a suburban hotel? It’s visible from the highway which would be seen as a plus.

It’s not just the Sens though, it’s concerts, tournaments, Disney on Ice etc. I think that is more like 130-150 days per year, which is pretty significant if it all leaves.

Do many people come from out of town to go to those events and thus stay in a hotel? Anything that comes to Ottawa will also be in Toronto and Montreal. Sure there will be some, but my point is that it won't be a significant portion of their business plan.

Besides, who is to say that all of those events will relocate to downtown? The future of the CTC is very much uncertain at this point. While it could be demolished and redeveloped, I feel there is a good chance it will be repurposed. Either way, unless it is converted to residential, its new purpose will likely provide at least as much (if not more) demand for a hotel than a sprawling parking lot.

I think that you are really underestimating how many people come in for a big concert. Even if the act plays in Toronto or Montreal (which isn't always the case) it may be easier or closer for people from Eastern Ontario and Western Quebec to get to Ottawa. Or it may be easier to get tickets here. Or it may be people who just want to make it a night away.

If a major arena is built downtown, there is not a chance that the CTC remains as a competing venue long term. For one thing, the Sens will not want to compete against themselves. But also, there isn't enough business here for two venues of that size. And I find it extremely unlikely that a residential neighbourhood of that size would generate as much demand for a hotel as a major entertainment venue.

Yeah true. Also somebody coming to a family event like a wedding or a reunion in Kanata for example. There is definitely a business case to be made for hotels in the suburbs like that.

I highly doubt if the CTC land will be converted into residential. It is prime industrial land.

Edit: It is currently zoned Mixed-Use Central (MC). No one in their right mind would devalue the land by converting it to residential.

This is a pretty typical suburban hotel in design, function and location. They aren't meant to be walking distance from anything. They are extremally car oriented.

As for the CTC, I think the expectation is that it is adapted into another kind of tourist attraction, whatever that may be. It's a large, well maintained building. I'm pretty confident they will be able to work with the structure to produce something interesting, and build a mixed-use community around it.

I think this is the best direction for the CTC. Make it another kind of tourist attraction that has a draw and something that locals could embrace too. Especially something that can be housed indoors and provide year round amenities/attractions even during the winter (indoor waterpark or indoor amusement park would be great).

I’ve always lived the idea of converting it to an indoor water park. That would attract people from far afield and create a significant market for local hotels.

Contractors, small business, salespeople, trainers, families shopping at Tangiers, families visiting their Kanata relatives, tourists who like a good deal, Ford employees from out of town. There are lots of reasons for a hotel like this, which doesn't need to be fully sold out every week.

What I'd like to know is how many more freaking businesses we can put on a dead-end street, inboard of the Costco, two left turns from the highway, and pretend everything is fine?

Given that there are already 10 hotels in Kanata (not counting those in Bells Corners, even though some have Kanata in their name), there must be decent demand beyond what the CTC provides. Two of these are Marriotts, so they must be well aware of what business is like. From west to east (and then North), these include:
  1. Wingate by Wyndham Kanata West Ottawa
  2. Microtel Inn & Suites by Wyndham Kanata Ottawa West
  3. Fairfield Inn & Suites by Marriott Ottawa Kanata
  4. Holiday Inn & Suites Ottawa Kanata
  5. Residences at Kanata Lakes
  6. Homewood Suites by Hilton Ottawa Kanata (though it is attached to the previous)
  7. TownePlace Suites by Marriott Ottawa Kanata
  8. Comfort Inn West
  9. GLō Best Western Kanata Ottawa West
  10. Brookstreet Hotel

Nobody is picking a Kanata hotel for its walkable neighbourhoods or its immediate proximity to something nice. Nobody who lives in Kanata expects this either, or at least they don't mind that they have to drive 10-20km for a typical trip to anything.

It's all about cost. Cost to build, cost to stay.

Kanata North technology employs like almost 30,000 and I think there is considerable travel of people in and out of Kanata - they want to be close to where those businesses are and not other locations. It is actually pretty difficult to get a hotel room around Kanata. People also want brand recognition and their loyalty points - so between Hilton, Holiday Inn and Marriott - they have different brands to cater to regular/loyal travellers.
