Located at the intersection of Flatbush Avenue and Dekalb Avenue, the lot is steps from the Dekalb Avenue subway station, serviced by the B, Q, and R trains. The property is owned by Long Island University, but RXR Realty under the LIU PII Developer TRS LLC is listed as the owner behind the applications.

The proposed 348-foot-tall development will yield 288,849 square feet, with 242,868 square feet designated for residential space and 45,981 square feet for community facility space. The building will have 275 residences, most likely rentals based on the average unit scope of 883 square feet. The concrete-based structure will also have a cellar, a 30-foot-long rear yard, two commercial loading berths, and 198 enclosed parking spaces.
