The Related Group and Integra Investments are partnering to redevelop the waterfront site of an older affordable housing building in Miami into a pair of luxury St. Regis-branded condo towers, sources told The Real Deal.

The 354-unit condo Brickell development will be designed by Robert A.M Stern Architects, who designed skyscrapers that include 220 Central Park South and 30 Park Place in New York. Rockwell Group will design the interiors.

Miami-based Integra has owned the existing bayfront building at 1809 Brickell Avenue, formerly known as the Stanley Axelrod Towers, since 2014. It paid $14 million for the 17-story building, now called the George Humphreys Towers. It was built in 1966 on a property of over 3 acres.

The Department of Housing and Urban Development released the building from its affordable housing agreement this summer, records show. The Next Miami reported earlier this year that Related was targeting the building.

In its place, Related and Integra plan to develop the St. Regis Residences, Miami with an estimated $2 billion sellout, a spokesperson said. One Sotheby’s International Realty was tapped to handle sales following a bidding process, sources said.

Prices are expected to start at $2 million, and units will range from 1,300 square feet to 7,000 square feet, according to a release. The project will also have more than 55,000 square feet of amenities, including an indoor lap pool and a St. Regis Tea Room.

Interior Demolition Permit Applied For At St. Regis Residences Brickell Site

There is an existing 17-story building on the site with 272 residential units. The building was used as affordable housing for seniors.

These are funky, in a totally cool, Miami nautical way. Didn't realize this was Stern! Is this where the supertall Foster towers were originally planned?

No, the Foster Twins are smack dab in the heart of Brickell's financial district. This is more to the south, these will really help to beef up where the skyline drops off. The big chungus next door to these in the renderings is The Santa Maria, which is the last tall building on the southern end of the skyline.

Downsizing plans: Related, Integra shrink St. Regis Brickell

Related and One Sotheby’s International Realty, which is handling sales, on Monday began notifying buyers who have reservations for units, Pérez said.

The changes were spurred in part by buyers who were seeking a smaller building with larger units, he said. The project is more than 50 percent reserved. The unsold units will increase in price by about 10 percent to 15 percent, Pérez said.

Rising construction costs weren’t a factor in the decision, he said.

As previously planned, condo prices started at $2.8 million, for units ranging in size from 1,300 square feet to 7,000 square feet. Related and Integra will honor the per-foot price for buyers with reservations in the east tower. Buyers in the 183-unit west tower, which was eliminated, will be given the option to buy larger units for a higher price, Pérez said.

The condo project now has a projected sellout of more than $1 billion, down from a $2 billion projected sellout that was announced last December when St. Regis was unveiled as two towers. The project is “commanding the highest prices ever achieved in Brickell” at more than $2,000 per square foot, Pérez added.

Brickell’s St. Regis Residences Submitted To FAA At 630 Feet

According to the March 23 FAA filing, the spire at the St. Regis will reach a height of 630 feet above ground, or 639 feet above sea level.

The project has been working its way through the pre-construction phase, including an agreement last month to connect to the completed tower to the county’s water and sewer system.

The St. Regis was initially announced as two towers rising 47 and 48 stories, but in October a report said that the project would only include a single tower.

The utilities agreement recorded in February showed that St. Regis Residences will include 350 residential units and 30 hotel rooms.

Related Group and Integra Investments are the developers.

The project is being designed with a nautical theme by Robert A.M. Stern Architects.

The project is better with two, but either way, placing some height along South Brickell can start to create along that part of Miami. I can only hope that South Brickell looks like Edgewater in the near future, with FAA height limits (due to the fact that aircraft have to pass through for takeoffs and landings), but this project is going to change South Brickell and the Roads for the better only because you can't do lowrise no more in that part of Miami no more!

A filing with DERM lists the demolition schedule as starting on February 7 and running through July 31, using a wet method of demolition.

The St. Regis Residences is planned to have 152 residential condo units . The tower’s permanent height is planned at 630 feet above ground, or 639 feet above sea level.

Oh, man, this is so watered down! And doesn't look like anything Stern would design. Maybe one of their interns designed it when budgets were reduced?
