Cushman & Wakefield announced the sale of 656-660 Lexington Avenue, a corner development site that totals 52,900 buildable square feet. The final sale price was $24,000,000, equating to $452 per buildable square foot.

“656-660 Lexington Avenue is a prime corner development site in Midtown Manhattan,” said Conrad. “This is one of the first major development site deals in the area since the beginning of the pandemic, a sign that developers are still betting on New York City and are confident in its rebound.”

Located on the northwest corner of Lexington Avenue and East 55th Street, 656-660 Lexington Avenue is zoned C5-2.5, allowing for commercial office or hotel development, along with mixed-use commercial and residential development. The site is currently improved by an 8,821-square-foot retail building.

I’d like to see this PoS come down too.https://images1.loopnet.com/i2/vi_sdHzb_...t-New-York-NY-Building-Photo-1-Large.jpg

What is the potential height of this building? What is the max zoning height?

If it’s only that plot, it won’t be too tall, as it’s fairly small.

Crawford Dec 15, 2021 9:21 PM

It could be extremely tall, given the tiny lot. But only if there are air rights transfers.

That’s true. Consider 262 and 520 Fifth.

It would be a true gift from our Good Lord if the developer acquires the crappy hotel to the west, and it comes down too.

According to Emporis the Concorde Hotel was built in '83. Honestly the weird pinky glass is kinda ugly but I don't think the form itself is that bad. The combination of not being all that old (that's right 40 is NOT old!:D) and being nearly 400' tall, I don't see it coming down any time soon, though a reclad would be welcome.

I wonder if the hotel is struggling during Covid though, which might prompt a sale. I hope so.

Yeah, that hotel will likely stay open. Especially with the new restriction on new hotels.

Hopefully, the new tower on Lex will be tall enough to obscure this hideous bottle of Pepto Bismol.

Another heinous piece of Gahenna on Lex that I’d like to see come down is the Roger Smith.

Façade Installation Underway on 660 Lexington Avenue in Midtown East, Manhattan

https://newyorkyimby.com/wp-content/uploads/2025/06/IMG_4359-scaled.jpg

Quote:

Façade installation is progressing on 660 Lexington Avenue, a 19-story residential building in Midtown East, Manhattan. Developed and built by Sergey Rybak of Rybak Development and designed by project architect Zproekt Architecture and design architect S20M, the 233-foot-tall structure will span 52,558 square feet and yield 23 condominium units with an average scope of 2,123 square feet. The building will also contain 2,551 square feet of commercial space, 1,174 square feet of community facility space, and a cellar level. The property is alternately addressed as 133 East 55th Street and located at the corner of Lexington Avenue and East 55th Street.

The building has topped out since YIMBY’s last update in mid-February, when the reinforced concrete superstructure was nearing its pinnacle after a brief pause in construction. The building now stands shrouded in scaffolding and black netting as crews work to install the grid of floor-to-ceiling windows, which are visible across the lower levels along Lexington Avenue. A metal framework covers the surrounding exterior walls in preparation for the final cladding.
