This ad came up on my instagram today. the building would basically be located at 641 Rideau Street. First time I hear of this location being up for redevelopment. I don't thing I've seen a tread on this yet but i could be wrong

Theberge Homes is proposing a 25-storey high-rise residential apartment tower at 641 Rideau Street, sited on a 9-storey street-fronting building podium. The tower and podium will include approximately 311 apartment dwelling units. The building will be supported by an underground parking garage.

The main entrance and lobby are in the southerly frontage of the building, fronting Rideau Street. The ground floor will host key amenity space in the form of a Privately-Owned-Public-Space (“POPS”) which fronts onto Rideau Street east of the primary building. The POPS was strategically located on the easternmost portion of the Rideau Street frontage for accessibility, enhanced visibility on the curvature of Rideau Street west of the Cummings Bridge, and to allow a future expansion in the event of the redevelopment of the abutting Embassy of Romania property in keeping with the density redistribution policies of the Uptown Rideau Street Secondary Plan.

The proposed design includes a four (4) level, 228 parking space underground parking garage, accessed via a garage ramp internal to the site. A surface driveway access to the site will be provided on Rideau Street. The proposed building podium is cantilevered over the driveway aisle to maintain a strong, uninterrupted building presence on Rideau Street.

Bike parking has been included in the underground parking garage. Approximately 168 bicycle parking spaces are proposed which results in a rate of 0.54 spaces per dwelling unit is proposed which will exceed zoning requirements and encourage active transportation. Additional outdoor bike parking will be provided on the site for additional convenience.

Amenity space will be provided through a combination of private balconies, terraces, indoor communal spaces, outdoor communal spaces, and the above mentioned POPS of 201m2 in area. In total, 2,649m2 of amenity space is proposed; 1,324m2 of which is intended to be communal

On a more serious note, I like the proposal. It sure will look interesting in this spot.

I really like the look of this project, its one of the best looking tower being proposed on Rideau at the moment in my opinion.it would look great coming up the Cummings bridge. With a 25 stories tower i think they fall within the zoning of this location and wouldnt even need a zoning amendment. That could speed things up who knows!!!

That Instagram photo reminds me of somewhere on Bloor Street West in Toronto. If it's actually built that will make the drive into downtown from Vanier a lot nicer.

On a side note, it looks like this is Theberge Homes' first high rise and S.J.Lawrence Architect hasn't really done many high rises aside from The Rhombus that was proposed for Parkdale Avenue. A lot of the condos/apartment buildings the architect designed were never built. Still, it's nice to have some new blood designing and building high rises in Ottawa. I like it.

Looks nice, I like the look and it will look nice in that spot.

East Rideau has seen a lot of developments and improvements over the past couple of years. To me, that part of Rideau has gone from a C- to maybe a solid B once all of these are built.

I really like this proposal. I think this part of Rideau is really coming along and will be so different in 5 years. Now all we need is a subway or some type of mass transit from the market following Rideau Street all the way Vanier or Montfort Hospital. That would further support the intensification eastward... one can dream.

Summary of Improvements in Response to Informal UDRP Review

• Reduced building podium from nine (9) to six (6) storeys;
• Reduced primary podium expression from six (6) to five (5) storeys;
• Removed two-storey amenity component to direct emphasis to the transition from podium to tower and emphasize Mainstreet element interfacing with public realm;
• Removed diagonal tower element to simplify the design and promote verticality;
• Removed asymmetrical window pattern along south elevation to maintain cohesive architectural language;
• Reduced cornice overhang above the 7th and 25th floors;
• Extended Publicly Owned Private space (“POPS”) around the front of building to improve Rideau Street presence; and
• Reduced tower floorplate from 804 sq. m. to 797 sq. m.

There are also some pretty interesting early design concepts in there that I won't post, as they didn't come to fruition.

I prefer the first proposal but I can live with this.

I like it. The red brick podium matches the very handsome 545 Rideau red brick podium quite well. The glassy tower with flush glass and tinted panels is sleeker than 99% of what's being built in Ottawa these days. I hope it comes out as planned.

Interesting designs for sure (on page 33), and over 30 floors too.

Wow, agreed the "previous concept study" on p.33 is most interesting. I know many of you may think "thank god that wasn't proposed, way too "Dubai or Vegas" but I would've liked it. Finally something different and some pizzazz :cheers:

I do like the current version better than the original though, for the podium, the black and the removal of the random white/windows in the front.

Wow...I wouldn't mind seeing Barry sell that design somewhere else in the city. I would hardly call it Dubai or Vegas, I would just call it the average modern building in a Toronto secondary TOD like North York, but here it would be a landmark building.

Cool design

Clearly they're capable of designing something landmark - where was this for the O'Connor towers that actually have a formal requirement to be landmarks?

Gosh! That would have been amazing if built anywhere in Ottawa. I like that the tower is slimmer and setback with a mid-rise podium. I realllllly hope they will recycle this design somewhere it can be shown off prominently. Like Gladstone Station or Little Italy area or Tunney's Pasture or even near Mackenzie King Bridge and Waller and in Centretown.
