If you’ve been to Northern Liberties recently, you probably noticed the two cranes towering over the neighborhood. Those cranes are for the 1,000+ units and multiple retail spaces that will become Post Brothers’ Piazza Terminal. Just west of that development, hundreds of more units are under construction or in the planning phases along 2nd St. and Germantown Avenue. Post Brothers also recently announced that they will be redeveloping Liberties Walk in 3 phases. That project consists of more than 100 residential units, retail spaces, and offices. The whole area surrounding the Piazza feels like a Center City skyscraper construction site. We really can’t imagine what the neighborhood is going to be like in a few years when all of these buildings are completed and hundreds of new residents move into Northern Liberties.

If all of these projects seem overwhelming, buckle up, as zoning permits for another large project were just pulled today. Post Brothers is proposing the by-right redevelopment of 1021 N Hancock St., the current site of Post Brothers’ offices.

This development will entail a 14-story, 231,650 square foot building with 280 residential units and ground floor retail. No parking is planned on site, but the development team has agreed to provide parking in the garage across the street at 145 W. Wildey St. to satisfy parking requirements in the CMX-3 zoning code. Demolition permits were pulled for the existing building at 1021 N. Hancock St. in September, so it looks like Post Brothers will need to find a new location for their office in the near future.

I really like this project.
Yet another neighborhood we can say is on fire.
It looks to me that Philly is faring pretty well thru this nightmare.
Good density happening here, Delaware Avenue, W Market, N Broad, Washington All looking good!

Nice. Hope this starts once they’re done the main tower. A lot of these buildings getting permits might not start right away, everyone is rushing to get approved before the end of the year so they can be grandfathered into the old abatement.

true, but these permits are only good for 6 months, which hopefully means the rest of the complex will be still be heavy under construction as this gets going.

Hey, I am more than happy to provide this, especially the last few days as well as the forthcoming days. Keep in mind, I'm only posting the MAJOR developments over 12 floors. There are way too many low-rise developments for me to post and its probably best suited for someone like summersm343 lol. But nonetheless, it's just staggering the amount of zoning and/or commercial building permits that have been issued in the last week, including today. Not to mention, permits coming up in places you wouldn't think there would be interest. Can't be said enough, this city is on 🔥🔥🔥

Somewhat OT but I'm pretty sure that's related to the changes to the tax abatement - developers have to get permit applications in before the end of this calendar year to qualify for the 'old' version. I could be wrong but that's what I had heard from someone who works in real estate. Also means that, particularly with regards to low rises, there may be a lot of people filing for speculative permits for projects that may not go ahead, FWIW.
