I'm more concerned about the loss of the El Mirador and it's cousin the Patricia Annex (the little white apartments in the later two street view shots). They are so quirky and out-of-place that they are endearing. I would be a little sad to see them go.

DECL had a pre-app meeting with the Jasper and 108st/El Mirador development group last night. Excellent partners, ie. John Day, Pangman, MacLab. 4 slim towers, ~6000sqft floor plates, units in the 500-750sqft, a mix of 1 and 2bdrm, considerable retail on the main floor along Jasper and 108st. Ideally they want to do the SW tower first along Jasper, followed by the other tower on Jasper and will do the entire parkade for the first 2 towers together. Phase 2 will be the 2 north towers. They are looking at working with the city to remove the awkward LRT entrance along Jasper and incorporate it into the tower similar to Williams Engineering or Cambridge Lofts. They want to get going on this by fall 2016.

Expect to hear more about this project in the next while. It is now two towers and a connecting low-rise that looks modern, mature, urban. Notices will be out soon.

I'm sure Money Market will pop up somewhere else. Those things are the whack-a-moles of the Prairie cities. Commercial ventures that Regina can support: legalized loansharking; vape shops; and questionable massage parlours.
I guess we are a service-oriented economy. |

RECOMMENDATION AND JUSTIFICATION City Planning is in SUPPORT of this application because it: ● increases residential density and supports the development of Jasper Avenue as Edmonton's mainstreet; ● supports Downtown businesses by introducing additional residents to the neighbourhood; ● provides increased housing diversity in the downtown by including 24 family oriented dwellings; and ● it suitably addresses the interface with the surrounding area. |
