44 Monroe update: hearing a sizable portion of the building has requested to break lease over the balcony situation.

Building is extending $100 + 10% off rent every month through the end of the year to all current residents in hope of retaining leases. Starting October 1st.

Believe another resident meeting with VP of HSL scheduled for Tuesday regarding the issue.

The big residential project on SWC of 3rd Ave n Roosevelt is now dead. Such a shame since Forno 301 had to move out but I'm sure they needed the bigger space anyways. These parking lots are such an eyesore too.

I've had lunch twice at Forno 301 since the new location opened. Both times, it has been packed. If the evening is the same, they definitely needed the larger space. If demolition of the original site is now delayed indefinitely, maybe the spot vacated by Forno 301 can incubate another good restaurant.

Been there for dinner a few times, both at the old location and new location. It's always busy. The patio is open now too which should help free up some indoor tables. One glaring detail about the new location though was how loud it was. Could've been the amount of people or maybe the usage of concrete which makes the new space an echo chamber. Had to practically yell to be heard.

Couple of interesting updates happening on 10/4. City Council will vote on the sale of the Sheraton. The one that caught my attention is the sale of the parking lot next to Hanny's! Does anyone know more about this??? :cheers:

That is a PRIME spot but I don't think it will get the development it deserves at this time.

That lot is too small to do anything with greater than a few stories--a previous failed proposal would have had a 4 story hotel spilling over the sidewalk. I recall there might have been a height limit on that site, but it might have been rescinded.

There are tiny lots like that getting supertalls in NYC, that's what I mean by "wont get what it deserves" absolutely no demand in Phoenix for what could be an awesome slender high-rise on that corner.

I have a friend in construction that's currently bidding on work for the 29 story apartments (Phase 1) at 3rd St. & Pierce. He says it's getting built :tup:

So I assume each tower for that project is a different phase? Is the 29 story tower the tallest? Also does anyone have a link to the project's submittal to the City? I don't remember seeing much details about it.

I haven't heard much of this but I did see that they moved the Marisol credit union to a new location off of Grand, maybe they've been waiting for that to finish before beginning prep work.

At this point, I see no reason why any these towers would not be built. The market is good, the economy is good and Phoenix is in a huge multi-family upswing. There is a good chance that we are going to see most of these built.

As for the base, I see no reason they will build it all at once. They can build the garage to allow for expansion as needed.

Woody's Macayo is now open in the old Fez location. Walked by today during lunch and it had a full house. It looks like this will be much more su cessful than the old location.
