One of the retail tenants at the San Carlos Hotel told me yesterday that the property will close for renovations this fall, the work is expected to take two years, and all tenants will see their leases not renewed. Supposedly, that even includes longstanding businesses like Seamus McCaffrey's Irish Pub. Has anyone heard more about this?

Not exactly the same angle, but here is a shot I took in 1991, which predates even City Hall and AWA. Arizona Center was brand new and there were only 10 buildings taller than 200ft downtown.

love seeing those throwback pics! i still remember reading about the huge plans colliers had in 93 or 94 that of course basically never came to pass. took 25 years to get going but finally had our downtown boom. just hope we can finally get that 500+ footer in Astra going and then (hopefully) some day something more like 700+

What a bummer to see Seamus close (if true) during renovations. Have to make sure to grab a beer before it does. Centrico also had amazing chilaquiles and will be curious to see if it has a home when renovation work is done.

Thanks for the providing the plans exit2lef. There may be hope for Seamus as the plan is for a basement bar/lounge. The existing Seamus location is slated for a restaurant. Exterior facade work and the pool is being relocated from its existing place to the top of the hotel portion. Renovation work looks promising as the hotel was beginning to show its age.

The plans show a complete remodel of the area where Seamus' is so I think it's gone.

I'm sure there'd be enough demand for a restaurant like Seamus to reopen, but whether they'd make the money to recover moving costs remains to be seen. I feel like there's been a track record of places that attempt to renovate/reopen, usually with a menu update but none of what made the original special moves with it and they don't live long after.

I think with the whole project there's ample time for them to get their ducks in a row, so they have that going for them.

The best design we've seen so far! A TOD project more than 4 floors at a major intersection with most frontages activated, especially on the McDowell panhandle, feels like winning a development lottery in Phx. Glad to see this back in review process!

Agreed looks great! Stuck looking at the documents via my cell phone and having a tough time finding this info.

Floor count and total height? Also, any mention of a grocer going in the retail space? At some point, it was rumored to be a Whole Foods but not sure if this was ever confirmed?

Case ZA-284-23, to be heard at the 8/17 ZAHO, is requesting a temporary construction staging area on the SWC of 1st St and McKinley for up to 36 months and Clayco is the applicant. Could this be a sign of movement on Vela?

Probably so. Vela pretty much has all the permits completed and I've been suspecting movement by end of summer.

I really dig the concept at the SWC of Central and McDowell, I just wish it weren't Aspirant building it. This company bites off more than it can chew and I suppose it will be like two years before this even starts construction, which is longer than a serious project should take. The Chicago developers that are well capitalized and want to build don't mess around like this.
