Every new angle of Portland on the Park makes me love it even more! The first phase is already pretty visible when driving eastbound on the I-10... this second phase is going to make a much larger impression when completed. Can't wait!

I would prefer these smaller 3-6 story buildings filling in the empty lots around Roosevelt etc. Once there is more density bigger buildings will come. This is the kid of development Phoenix needs to encourage!

I agree. This might be the best project to come to downtown (or the area immediately adjacent to it)... ever? I think only Roosevelt Square would come close. I'm so excited that out of all the proposals, this one is a definite "go."

The height will be impressive and fill in the downtown - midtown gap ever so slightly; and, the overall design is awesome, from the townhomes and lofts giving a pedestrian scale to the street, to the yellow "nest" on the 3rd or 4th floor, to the commercial space lining Portland that will play off nicely with the retail at Roosevelt Square (like FEZ). I think it's also fair to say that this project is what spurred the redevelopment of the hotel next door to move forward (scheduled to open this fall), and when both are complete, this really will be the most urban and beautiful part of the city IMO. If only the hideous buildings across Central were redeveloped into a project with a ground-level grocery...

Posted in early October the video now has nearly 379 million views and it looks like its still generating 2-3 million views a day. I've probably watched it 15-20 times myself. (lol)

Not sure if this update has been posted yet.

On March 25 the city council approved funding to move forward with the next phase of the Hance Park Redesign. Sounds like the next phase will determine a more accurate and detailed budget, solidify the park design, and generate a timeline for construction.

What are they building at fourth and Pierce? They tore down a bunch of stuff and now there are guys doing work on the ground and a dpr construction sign is up.

A new apartment complex is going up on the block bounded by 4th, McKinley, Pierce, & 3rd.

Yes. Probably the 2nd-best project (after Portland on the Park) is being built there.

It is by Tilton Development, and will feature 5 floors with 10 live/work units facing 4th and McKinley both. The facade has been broken up to give the allusion of multiple developments, and the parking is completely screened. The garage is entered via the alleyway, meaning minimal curbcuts = great ubran environment.

Live/work spaces are nearly 100% occupied downtown and are a great way of activating areas while providing affordable space for artists and small businesses.

Just looked and they are above my pay grade. It seems like there might be a market for some run-of-the mill average priced apartments/condos downtown, but maybe I'm wrong.

Does everything really need to be $1300 rents and $400,000 purchases?

So what actually will be done in Hance Park in this phase? The overall plans look amazing, but I am not sure what will get done and when it will be started?

I don't want to speak for the other poster, but I think the point was more of a grammatical one. Phoenix is the capitol of AZ, not the capital. If anything, it is a fitting tribute to the quality of our education system.

There was a site review planned for 4/1 for: The Presidential: A development located on the northeast corner of 11th Street & Jefferson Street. It's from the same original property owner as Capital Place(s) and the name suggests that 'Capital Place' was chosen as one in a series of a theme that plays off Phoenix being the capital of the state, the Presidential streets of downtown, etc. The project includes 90 condo units in 4 stories being built between Washington and Jefferson. The Jefferson frontage contains 6 live-work units while the Washington frontage includes shell space for commercial/retail uses.

Not really a fair statement. There is a 1BR for $241K. Which means they'd probably take $220K or so.

I am curious what the HOA dues are...
