Anyone else notice the impressive height on the new Banner hospital tower? I am already pleased, it if goes 1-2 more stories I'd be even more so! The floor plates are really high being that it is a hospital and not residential/commercial.

They would have to raise the crane to bring the height up even one more floor so I don't see that happening. I think it's topped out.

It makes a big presence along the 10 going west. Every time I drive that way I'm surprised at how big it is.

Would this be taking the place of the Desert Inn Motel (currently a bare lot)? If so, that'll be great to get a new building in its place and some people bringing street life.

However, I question the location. It's kind of a sketchy area right now, and there isn't a lot of stuff in walking distance. For what purpose would guests be staying there? It's too far to walk to the sporting arenas, the convention center, ASU, and the ASU med school. Although it's relatively close to the Comerica Theater, Crescent Ballroom, and the State Capital, but are those a big enough draw to keep the hotel full? How often to people travel overnight to visit the State Capitol?

There are lots of people who travel for work to the various offices in that area either from out of state or in state. The hotel will be 95% or higher gov't employee and/or attorney stays I bet.

It is not topped out yet. I posted a couple of weeks ago that it will be 290'. It is on the 15th floor out of 16 floors. Also, the renderings show additional height for the HVAC/elevator equipment concealment. So basically it has 2 more levels to go.

290' is good height for that area. It's nice that it has a prominent presence along the highway, however, I wish it was closer to McDowell Rd. and therefore had more of a presence.

When we heard an informational presentation on this at the Central City VPC, a big concern, in addition to the height, was the lack of street presence. The hotel is pulled back from the street and the entrance faces the parking lot. The developer maintains that the layout is a Holiday Inn Express requirement.

In regards to the Urban Form Code, doesn't this structure have to follow the guidelines since it's within the 90 block core? So there's no more "entrances to parking lots" bullshit. I thought the UFC sought to eliminate this. If they intend to build this structure similarly to Fillmore/6th, I'd rather they left downtown altogether.

More updates on this. Doesn't appear to be Phase II of En Hance but a separate new project. Nonetheless, it's a great project and more condos! 131 additional units and 7 stories. Great height and nice to see something above 5 stories for change.

From the last article about EnHance it sounded like they planned on filling that entire NE block with phases 2 and 3. Unless that has changed?

Is the hospital topped out? I see the facade is starting to go up on the lower levels. Hard to really get a good look of it behind the trees though.

He is the developer and owner of DeSoto Market.

And yes, the hospital is topped off.

Regardless if you've been or not, the coffee shop is an anchor for the area along with Lost Leaf and Bliss Rebar, I've always seen people hanging out there. Which is a dimension you normally don't see elsewhere in Phx...life. And so another great, local establishment goes the way of its artisan predecessors. On the flip side, at least a Starbucks serving alcohol will be opening in the Marriott come soon.
