MacKay’s statement is pretty much irrelevant because it’s not like a pig processing plant would ever go in there, she has all the actual speculative uses covered. I think her comment was more directed at a general audience so yokels thinking about grow ops and homeless shelters shouldn’t have to worry/be disappointed.

Chase also has a very problematic “ground floor” from what I remember. Concourse retail is not ground floor and limits what they can do with it. An actual restaurant needing a grease trap and ventilation doesn’t fit without major retrofits, for example.

Yah I know a major developer who walked it when it was for sale and his takeaway was it was only liabilities and problems.

Yep it's ben discussed. It's been rumored for a while ever since those RED Development renderings popped up. Don't know if this is what the remodel will actually look like or if it was all speculative, but does provide insights as to how a remodel may look like and how street frontage "may" be addressed. I'm really excited about this one.

Not sure who the main developer is but I know the Godfather of Phoenix sports is involved so maybe it's JDM Partners? Hopefully more details can be shared soon...

Do we have any photographers in the forum anymore? There is a ton of great construction to capture downtown right now

Yes that would be great. Palmtower is really coming together as it closes in some floors with glass. Central Station going vertical with major progress. XPhxII looks like it's getting close to topping out. And so much more.

I was downtown on Friday for drinks and dinner before the Suns game. It was bananas with First Friday, DBacks, and Suns. Every corner of downtown was flooded.

It's just a mystery that we can't land major new employers downtown. It's so vibrant right now.

It is not a mystery. The economy is challenging right now for downtown office markets around the country. We are seeing most of our projects change scope to 'market ready' instead of tenant improvements. Developers are worried about the rising office vacancy rates. Until people decide to get out of working from home and back to work in a public office setting, banks are not going to loan money on new offices...especially in downtown Phoenix. Sad.

The work from home and remote work revolution is great in many way for lifestyle, families, raising children, giving people the ability to live where they want without sacrificing good jobs/careers but it’s not good for traditional downtown offices that’s for certain.

Everything had a downside

I wish I could have that guy's job where he does like nothing all day and makes outlandish promises about what he's going to build, but I'd actually be doing something all day and getting it built. I swear, Phoenix's RFP process has to be the worst make work/welfare project in the state.

Was downtown for a show last night - noticed the parking lot on the west of 3rd Ave just north of where the Goodwill is going is all fenced up and big signs that say 'no parking'. Is this a site for a project? There were some shipping containers on site that seem like they were related to construction work.

btw - its amazing how many cranes are up on the north end of downtown. With more to come even...

I finally had some spare time to go for a long walk! Even though Skye is almost literally in my backyard (and I hope gets a good restaurant), Palm Court still excites me the most!

It looks like it's where the shipping containers and plumbing were moved from the fenced-in lot lot on the Southside of EnHance. It was being stored there for a while, but I don't know what it's all being used for.

The building just north of the lot is also fenced off. Isn't this the site of a proposed high-rise in the 360'ish range? Not near my computer now to look at my notes.

Looks like this was in pre-development for a while and 360' right there going on will look nice. I love Chicago developers. They like to build.

Very good to see movement on that project. Getting a high-end hotel in that area might attract other brands that don't exist yet Downtown. The condos might also kickstart a missing component of the downtown residential boom as well.
