Other notes:
  • Only underground parking would be parking that is currently there off 2nd St. underneath residential. They will demo everything but the walls to modernize
  • Intent is to do it all in one phase
  • Residential would be rental

A friend of a friend runs a department within ASU downtown and said ASU recently pulled their commitments to downtown apartments because they are going to soon build two large student housing buildings. No further information is available to me as I heard it second hand but this does line up with some of the school's recent land acquisitions.

Agreed...wished it was way taller. Perhaps flip the office/retail locations resulting in taller office tower? I thought office vacancies in downtown/midtown were trending down...

I think it'd be cool to play up the concept of the original town site. I'd call it something like PHX Town Site or Town Square. It would be a nice play off of Cityscape next door.

I also think it'd be the perfect site for a new local brewery in the retail portion and perhaps a Mexican or even better, a Sonoran/Southwest restaurant.

The office seems okay, I wish the residential was taller, but for me it is all about the street design, I don't care how tall any of it is.

That office looks to be about as tall as Palmar 20ish stories?? not bad we haven't had a new office building in like 8 years.

IS there some reason e cant get anything in the 30's though??

The two footprints seem to make U-shapes around the perimeter. It would be awesome to see something 32-35 in the center of those U's.

I would guess the office tower will be at least as tall as Cityscape's office tower which is 28 floors and about 562K SF. To make it pencil out, it has to be huge. The residential portion height is less certain as I don't think Phoenix is a 30+ floor living city yet (could be wrong).

That block 23 is poorly designed it should be turned 90° to have flow between cityscape and Colliers Center. Right now it cuts each off which takes away with the new restaurants coming to Colliers which is bizarre since they are both RED properties. You would thinks they would want something cohesive.

There was an article that made mention of the different street requirements that the developer has to follow+ the underground parking supports that may limit where they can place the buildings and the loading access for the grocery store

Then they are basically shutting down 1st & 2nd st instead of something cohesive. This will basically kill everything they are trying to do at Colliers Center.

Cityscape was built like a fortress, Colliers Center was built like a fortress. A walk through development (which may not be able to be laid out other than proposed) will do nothing to create cohesion. People walking along the perimeter of the development will give it an urban vibe rather than them being in some pseudo plaza.

Ugh, yet another block turned the wrong direction that does nothing to engage what's already there.
RED had an amazing opportunity 10(?) years ago when they got started. But in the end Phoenix gets what it has always gotten...half-assed.
I suppose at least there's a grocery store. It's way too isolated from the majority of downtown residents though. 4 blocks north? Would have made way too much sense.
