Nice looking tower but what a shame that they couldn't add another 5 feet to give Ft. Lauderdale it's first 500 footer.
Curious if that is a crown at the top too.

Condos, hotel coming to Las Olas Boulevard

Quote:

Nearly 18 months after acquiring a site in downtown Fort Lauderdale, Kolter Group will launch sales for 100 Las Olas, a 45-story building next to Huizenga Park featuring condominiums and a hotel.

Kolter will open sales of the 121 condos on Jan. 14, said Bob Vail, president of the developer's urban division. He expects construction to start in March or April and be complete by 2019.

Prices will range from just under $800,000 to more than $2 million. Several penthouses will be substantially more expensive, but those units have not yet been priced, Vail said.

Vail expects 100 Las Olas to attract domestic buyers who want to live there rather than foreign investors more interested in renting the units.

"We've found across the state a very large market segment of buyers who can afford product up to about $1.5 million," he said. "We see a lot of runway in that market."

Vail said he sees strengthening demand for condos in Broward County, adding that the company "would be very concerned" about building in Miami-Dade County, where a glut of unsold units has formed.

At 499 feet, 100 Las Olas will be Fort Lauderdale's tallest building, though an apartment developer also has proposed a 499-foot tower on the site of the Las Olas Riverfront.

The hotel will feature 238 rooms and include meeting space and a lobby restaurant and bar with indoor and outdoor seating. It also will have an 8,500-square-foot space for another restaurant.

Kolter is close to finalizing a deal with a national company to operate the hotel, Vail said.

It would be nice to see Ft. Lauderdale have at least one 500+ footer someday.
The tower is nice.

I don't believe there is a height limit downtown as far as I know. I'm not sure why no developer surpasses that height. Nice looking building none the less.

Hasn't site preparation been underway for awhile ? It was reported, months ago, that this had started.

Who knows the value of balconies more than Florida developers!!!

This reportedly broke ground a year ago. Somebody even posted pics of machinery onsite. Have they just been pushing dirt around all this time ?

Wow, Ft Lauderdale looks like it will have a new tallest very soon! I like that they did mixed use between hotel, residential, and retail. Curious who the target market is for the residences.

100 Las Olas, Already Set To Become Fort Lauderdale’s Tallest, Gets Approval To Add Lightning Rod At 515 Feet

Quote:

100 Las Olas received approved today from the Federal Aviation Administration to go a bit taller, but the extra height will only be used to install a lightning rod.

The newest approval from the FAA allows for a structure height of 515 feet above ground, or 519 feet above sea level. It is an increase of 20 feet compared to the 2015 FAA approval for the project, which was for a height of 495 feet above ground, or 499 feet above sea level.

A spokesperson for the project said the actual building height would reach 499 feet and 10 inches above ground, with the extra height to be used for a lightning rod.

Either way, it will become the tallest building in Fort Lauderdale. It would also come close to matching the tallest building in Broward, which according to Emporis is the 505-foot Beach Club Phase II in Hallandale (Emporis is frequently inaccurate).

Construction at 100 Las Olas is now at level 41 of 46.

100 Las Olas will include a 238-room Hyatt Centric hotel on the lower levels and 113 condos on level 16 to 46.

Top off is scheduled before the end of 2018.

Most height rankings don't count lightning rods/antennae. Only spires count. I guess it has to be part of the structure of the building to officially count as part of the height. The "official height" would be 499 feet, 10 inches. You would think someone could just put 2 inches of extra concrete at the top.
