YES! Their burgers are excellent too.

Ted's on Broadway/McClintock is awesome. If my memory is correct, I believe they're from Buffalo, NY.

I noticed that construction has begun on the Concorde Eastridge development on Roosevelt...finally! Bulldozers are clearing the site and they are fencing off the area. Hopefully this is the start of more condo/apartment developments on Roosevelt Row (especially if these apartments are leased quickly).

HX_Guy Feb 8, 2012 6:00 PM

Nice! Good news there. :)

Nice! I've been waiting for that one. Roosevelt Row would benefit from having the exisiting overhead utility lines buried, hopefully (likely) they will be at least in front of this project.

Vicelord John Feb 8, 2012 7:42 PM

It's actually happening?!

HX_Guy Feb 8, 2012 7:48 PM

Hmm...this is interesting. Obviously it didn't happen, as it should be just about completed by not according to the notes, but I never even knew this was "out there" until now...

Maybe it's a typo and should have read early 2013. But it does say project renewal research, so that's something. Hope it's really on this time!

Maybe they will storm the place like that show on ABC, Extreme Home Make-rover? :)

And how long would you rather wait for? I would rather take something now that will put people downtown than wait years for *maybe* something good.

I would wait a long time... I HGI moves in, you can bet there won't be any iconic restaurants (or any for htat matter) in the building, there won't be wine bars in vaults, there won't be period correct rooms, etc.

Nope, nothing cool will come of it, and I'd rather wait 10 years for a kick ass use of that building than to have a low budget hotel to room the dredges of society.

phxSUNSfan Feb 9, 2012 6:28 PM

I agree with VLJohn on this one. I rather a unique botique hotel, like originally planned, go into this historic building. The nice restaurants planned for the "Hotel Monroe" were amazing and the lounge in the vault really different.

Every day the building sits empty it deteriorates more, does not provide tax revenue and does not provide foot traffic.

Totally disagree. If you go to any big city, there are meh hotel chains in some amazing, iconic buildings. Also, it doesn't mean it will stay in that hotel brand forever. When there are so few great old buildings here (and in this case empty), this is a win. It's like saying the Luhrs Tower is too classy and architecturally significant to have a Subway (it is, but hey). At least there's a tenant....

any drawings or pics of the office building going up? wonder how the appartments will look too? I bet they will lease pretty quickly

Vicelord John Feb 13, 2012 4:23 AM

thanks for the pics nickw... I had no idea about those portland 2 apartments... did those colorful ones ever get sold/leased???

Classical in Phoenix Feb 13, 2012 10:44 PM

The company I work for was approached last week about providing financing for Portland Two. We are in the process of evaluating the townhome project now. The five completed townhomes have all sold and are occupied. This occured in 2010. There are currently four units under construction and plans for an additional 16. I Like the layout and the location, and as VLJ mentioned, they are colorful.

I don't have renderings available but the office building will apparently be 8 stories and 105' tall. The footprint is in the zoning docs at

The Blue on Washington... Lafferty's project

And if any of you remember CamelSquare on the NWC of 44th St and Camelback, its latest incarnation is a 900,000 square foot office building in 4 stories.

I'm having difficulty extracting the images but they're all towards the end of http://emvis.net/~sean/ssp/projects/...-84_110911.pdf

This really looks like a terrific project. Its great to see the possibility of some new residential outside of the 7's. Building up neighborhoods like Eastlake (and Garfield and the Capitol Mall) is key for Downtown to ever become great.

My question is, are they planning on knocking down any of that strip center? The PDF seems to say that they're not going to, but I can't imagine how the complex would fit in there without knocking at least a portion of that retail center over. No that strip centers are really worth saving, but as they go that one is pretty nice and always busy, especially that hispanic bridal shop.

E: Ah I see now, it looks like they'd be knocking down the Eastern section of that strip center, but leaving the western building.

nickw252 Feb 15, 2012 1:54 PM

That will be a great addition to the outskirts of downtown. Isn't the 12th St. light rail station one of the least used stations? Hopefully this will bring more traffic.

Vicelord John Feb 15, 2012 4:39 PM

Wait a sec, the east half of plaza Azteca? My friend owns a restaurant in that building.

Vicelord John Feb 15, 2012 4:51 PM

Just talked to him apparently this has been in the pipeline long enough he already has plans to move.

Interesting. LDM Downtown becomes LDM Uptown.

combusean Feb 15, 2012 11:24 PM

So the Business Journal had it wrong:

The article read that Lafferty's Union Square project on 12th St and Jefferson:
http://emvis.net/~sean/ssp/projects/...re/IMAG000.PNG
was downsized to The Blue.

But instead, they're separate projects.

Vicelord John Feb 16, 2012 2:59 PM

Yeah I didn't say anything to him but I think it's dumb.

HooverDam Feb 16, 2012 5:03 PM

Is Lafferty just looking to piss Calvin Goode off with the idea of renaming the area the "Presidential District" or whatever? I think Goode is almost always wrong with his NIMBY attitude (who knows why he's so against anyone or anything being built in his neighborhood) but trying to rename the area is mind blowing.

That area already has a name, Eastlake. Why try to come up with something corny and lame that sounds like it came out of a marketing department? If anything, Lafferty ought to be embracing the Eastlake moniker. Instead of the nonsensical "Union Square" name (which would only make sense if it were near Union Station) how about "Eastlake Station" (since thats the station its adjacent too!) or some such thing? Even "the Blue" is pretty lame and generic. Calling the projects something that actually relates to the neighborhood would likely go a long way in convincing the people of that area that the developer is sensitive to their history and what they want the area to become.

The Concord Eastridge lot doesn't look any different from last week aside from more supplies being in there. The lot south of it (South of Garfield) now has the same green rent-a-fence around it though. I'm looking forward to work to start there.

I'm guessing those concrete bases that have been started will be the foundations for shade. They will need something since the building faces south.

It looks like they have a lot of utility work to complete first. The amount of overhead wires in Evans-Churchill is ridiculous. They need to bury it all...

Are you talking about those blocky things that are like 3-4 feet tall? I just thought that was a pile of bricks sitting there from the pic.
