Wasn't the same site around 10 years ago that another developer wanted to build 3 towers called Copper Point?

Copper Point was for the east side of 2nd Ave in that area. North and south of where O'Neil used to be I think.

Are we allowed to post about politics on this board? Some representatives in the state house are introducing a bill that would basically upzone the whole state

Yes, that would be allowed as long as it pertains to development and doesn't degenerate into schlop.

However, if it potentially involves the entire state, I would suggest posting it as it's own thread as some forumers from other parts of the state may not reading the Phoenix Development News thread.

I don’t know if anyone knows this but, ASU has a downtown campus camera facing NE that shows the derby, the moon tower crane, and a little bit of central station.

Here's a quote from the article that attempts to answer the question about what upzoning is:
"changing single-family zoning codes to allow taller and denser housing, like duplexes, triplexes, accessory dwelling units (ADUs), and apartment buildings."
I think it may be a more incremental change toward what happens in Texas - any developer can build a residence anywhere without risk of being vetoed by groups that prefer a certain architectural commonality to a neighborhood.

Upzoning usually means removing or relaxing arbitrary restrictions of density, height, etc.

Very. Bipartisan support, developer support, overrules burdensome municipal regulations. I think it's a sham for affordability cause it'll basically inject developer dollars into Scottsdale where they can charge the rents and other more developer-friendly cities like Tempe and Phoenix are going to lose out, but I haven't looked at the specifics of the bill. If they let builders max out with, eg, 5 over 2 construction (like the Fore project on 2nd Ave and Fillmore) anywhere construction is going to significantly shift.

Also, I noticed that the parcels across from Fore (the dumb single-story law office and the former historic burned-out house and got demo'd) got assembled in June of last year. Perfect size for a highrise, maybe 20 stories.

The problem with the housing market isn’t that developers can’t build in Old Town, it’s that there is a supply - chain issue on top of a labor shortage. Hard to build when there’s no one to help build.

There absolutely is a problem in the housing market when developers can’t build in old town or Scottsdale. Has there been a development in Scottsdale over 2-3 stories that hasn’t received nimby backlash? More parking minimums, less density, less height, don’t build next to this area or that area. They literally elected people to the city council that campaigning for a “no growth agenda”

I agree. Luckily we are starting to see more proposals from developers to tear down low density B & C class apartments to build taller, more dense buildings. An example of this is Gentry on the Green off camelback. Currently is 2 apartment buildings of roughly 650 units but developers are in DRB now to propose 4-story, mixed use apartments built over 3 phases and 1600 units+. Hopefully we see more of this continue.
