This is one of the projects I've been most excited about. A mixed-use development of this caliber way out on the frontage road of 71? It would have been unthinkable even a decade ago.

East Riverside Gateway Plans 2 Million Square Feet of Transit-Adjacent Growth

An approximately 22-acre site near the far eastern end of East Riverside Drive could see a massive mixed-use redevelopment with more than 2 million square feet of residential, office, and retail space planned adjacent to the upcoming Metro Center rail station of Project Connect’s Blue Line, expected to be built near here at the intersection of East Riverside Drive and East Ben White Boulevard.

Described in current plans using the name East Riverside Gateway, the multi-building development would participate in the East Riverside Corridor Regulating Plan’s development bonus program to achieve additional building heights of up to 160 feet, in exchange for a currently unknown slate of public benefits that will likely include a mix of affordable housing, open space, and additional sustainability goals.

I can’t disclose my source, but a large mixed-use development is in the conceptual stages for multiple sites surrounding and across from the Riverside H-E-B.

This has been pretty widely reported for years.

I doubt it's River Park ATX that is being referred to. It's likely the large vacant plot to the north and the shopping center to the west and perhaps the vacant car wash on the other side of Riverside.

As the light rail stop will be right there, it's super prime for development.

That HEB itself and it's massive parking lot would be prime also, but I doubt that's in whatever this plan might be.

Yes- and HEB will need to redevelop it at some point yet again as the population around there will probably quadruple within the next 10 years. Unless a Whole Foods or Central Market is constructed close by, which would also make sense given the socioeconomic changes coming.

Much of the Riverside corridor and down to Oltorf should be 300'+ with the light rail coming and all the high-frequency bus transit in that area.

There's only one chance to maximize the ideal mix of retail/apartments/offices in such a large area.

Podium wood buildings are not a good use of that land.

Not quite as tall as 300+, but 175-300’ is going to happen, given the upcoming PUD and as the existing overlay bonuses start to become more enticing to developers when land scarcity kicks in.
