Ya'll might wan't to check out the DAVIS website, lots of new things I haven't seen before including this one of Chase Tower renovations... They addressed many users comments on here including making the base of the tower more similar to the renovations that we've also seen at Willis/Sears Tower in Chicago with ground floor retail and restaurants, plus a whole new tower on the garage site...https://thedavisexperience.com/proje...wer-renovation

Love it especially the actual Chase Tower portion. Still leaving a multi-story garage intact (even though it has a tower now) seems like wasted space. Wishful thinking on an Apple Store in downtown however lol

Like others have said, I hope this is something that’s in the works.

Edit: That website has a rendering of the Godfrey Hotel on the lot just north of the Oscar. I remember seeing it was apart of the R02 plans by True North but this is the first real rendering I've seen from anywhere.

I agree about the garage or at least leaving the ground floor of the garage open for retail and restaurants similar to the image's below.

Chase tower looks beautiful in those. Fingers crossed that we at least get that renovation done but I wouldn't mind that second tower either

It’s interesting, I recently discovered that this building was designed not by Welton Becket, the noted modernist, but by his son MacDonald. Kind of took the building down a notch for me.

That being said, I’ve always liked the reflective bundle tubes and found then unique. Kudos to Davis for at least honoring that and not doing something like they did to the NY Telephone Building on 6th Avenue and totally changing the architectural language with a completely different skin.

Those renderings are incredible. The new tower is beautiful and the renovations at the original tower are great. Love the shading structure. Odd that they did these renderings on outdated pictures tho.

I was thinking that too, but I figured they did it for optical reasons to make their towers look taller.

This would be freaking sick! Let's hope someone came to them to make these renderings for a reason!

It also looks like the office floors may be extended above the concrete portion with a parapet. Could this possibly make it a 500 footer?

Fingers crossed this has some traction, but could just be a showcase piece for Davis. They have plenty of those on their website.

Those renderings gives me goose bumps. I find it hard to believe Davis would do that much design for free, this might be somewhat possible.

I'm thinking out loud here, but the extensive apple store on the ground floor suggests to me that Apple is the anchor tenant. They already have customer service operations and it appears, and I did not know this, that they're hiring actual engineers in Phoenix.

I know these are just initial renderings - but anyone catch the Apple Store with the retail? Would they really use an actual brand like that in renderings like this? Would more retail here help or kill off AZ Center? Especially if its 'high end' retail...

The bold is what is making me raise my eyebrow as well. Usually pie in the sky has generic retail renderings and not a specific retailer... You can sort of see the inside rendering for the apple store which is set up like their new format. However, Apple is usually pretty tight lipped on new store openings until the last minute. Also since the Biltmore location closed, I feel like that left a hole downtown.

Things in development to consider that could make it plausible, the TSMC plant being built (they supply for Apple), Amazon opening up larger office footprint in Tempe (competitive job market), and I believe when there was that whole thing about companies leaving Cali for Texas, talk about more satellite campuses for Apple came about rather than focusing on having everyone at the main spaceship campus. They could potentially have a store front on ground level and occupy a couple floors of office space?

I'm not sure but those renderings are truly exciting. Hopefully something comes about!

Has Davis actually been hired to renovate the building, or is this just a set of conceptual renderings presented with the hope of getting the job?

An Apple Store downtown would be a minor miracle considering that Apple does not currently operate a single store anywhere within Phoenix city limits. All five local stores are in the suburbs: two in Scottsdale, one each in Glendale, Chandler, and Gilbert.

Amazing. Does seem pie in the sky, but who knows. I think they were realistic to have the new tower be residential. That gives me a little hope.

This is really great on the whole to think about, and the speculation of Apple makes it even better.

Three things that are nitpicky:
1. I like Chase Tower as it is. I feel like in 20 years this will look outdated, while the original tower will become "vintage" (it already kind of is) and stand the test of time (I'm just referring to the exterior look, obviously the inside and the entire base needs work). Just look at the "modernization" that occurred on various original historic buildings through the years and how crappy they are now, while how amazing it would be to just have the original building. e.g. 1 N. 1st Street.

2. If it's fairly real with a larger presence of Apple leasing within the building, not just an Apple store on the ground floor... why not have an Apple logo on top of the building? Imagine that, if that came to fruition. Since the rendering didn't have that, I tend to think it's much less realistic. And the chance a simple Apple store just opens up downtown, here, seems slim to none. If the rendering somehow did include a building-top Apple logo, I'd really be intrigued that this is slightly plausible.

3. The residential tower seems like an uber-fantasy. Or at least a concept without much thought. I don't know much about parking garage structures, other than watching them built through the years via this forum, but it doesn't seem like you can just cut out a quarter of a garage and build a new building in its place. They have ramps and grades/slopes and circulation patterns, it seems impossible to just re-route everything and have it still work. I would think a total tear down and rebuild is the only possible way and maybe more cost-effective. :shrug:

I am going to agree with PHX31. This kind of makes chase generic which is fine if we get a new tallest 50-60 something tower sometime down the line here.

But before everyone begins to think this is pie in the sky we have seen massive investment downtown with no signs of slowing down I see no reason to think tis conversion and a new 25 story apartment being impossible at all.

Also the city just passed some sort of tax credit for converting old office space right? And we still have the GPLIT there is plenty financial incentive for the new owners to go all out on a remodel and expansion at the property
