Details have been scarce on the Cordish Companies/Greenwood Racing and Entertainment joint venture coming to South Philly sometime in 2018-2019.

The project is planned for a 9-acre parcel at Darien Street and Packer Avenue in South Philly – right now there is still a 12-story Holiday Inn and surface parking lot at the site that are both scheduled for demolition.

In their place, according to the plans, there’s to be an 18-floor, 300,000 square foot hotel; an 8-story, 325,000 square foot casino and “parking garage pedestal” (attached building and elevator housing), and seven tiers of structured parking built over the casino floor with about 1.3 million square feet of surface area (total garage parking provided: 3,551 spaces).

On the second floor of the hotel will be a spa, and on the Penthouse level, along with suites, there will be “private gaming areas.”

I still wish that we would have ended up with Market8. That had to be one of the sexiest buildings I have ever seen proposed for Philly. It also made the most sense from a transportation standpoint: 8th and Market is a transportation nexus. Finally, it would have filled in the Disney Hole-turned-surface parking lot.

Meh, with all the other stuff that's going on along Market East right now (East Market, the Gallery reno, the Lit Brothers tower proposal, Brandywine buying the 7th and Market parking garage, and even Brookstone's project down on Chestnut -- that's five projects! Holy crap!), I'm pretty sure we're gonna hear some new proposal at 8th and Market in the not-too-distant future.

I'm hoping for it! Speaking of five projects, it may be up to 8 now! In the latest article on the Gallery, PRIET and Macerich are looking at constructing THREE towers as a part of their Gallery renovation! :cheers:

The City should do everything in its power to get the Sixers billionaire owner(s) to build a new arena with a mixed use development at this location (spilling over to the septa stop and Rite Aid, Burger King, Parkway lot, etc, etc). Take over the whole damn jawn.

If Edmonton can do it -see the Rogers complex - super modern arena with a 600ft+ tower development, hotel etc - Philadelphia should figure it out.

I'm sure mr. summersm343 would've done it already if he could. I remember him say once that an admin needs to be contacted for such requests (I think).

But yeah - One Water Street, this Live!, Penn Medicine South Tower, and Penn Medicine Towers, should be all moved over.

Those overbuild footings have been there since the thing was built. And Coradino is bluster bluster bluster ... I'll believe it when I see it.

City Planning Commission OK's Philly's 2nd casino

Council Committee Approves Casino Zoning

Why? Plenty of World Class amusement parks near by: Six Flags, Hershey Park, Dorney Park, Sesame Place, Morey's Piers, etc.

I would prefer not to waste valuable land within city limits for an amusement park.

Why not? It's a big city/county. My mom used to tell stories about going to Woodside Park in the 40's. If New York can squeeze in Coney Island, we can manage something more modest. I wonder what we could do to make us more like Dallas? ;)

...On a serious note, the Sports Complex area would be a PERFECT nightlife district, including some TOD around Pattison (AT&T) station. Huge parking lots could be redeveloped under a special "Entertainment District" rezoning. Plus, that area is well-served by 24 hour weekend service on the Broad Street Line.

I think the area could handle residential as well, forming a grid around the ballpark

also some of the warehouses are moving i believe and could be redevelopment spots, maybe an extended LRT from De Ave to the area as well but think the areas around the BSL could support development and still retain some fo the or most of the parking


Imagine apts and retail lining the street accross from the ballpark etc, maybe a roof ppol with views in etc.

City council approved zoning today, but they need the Supreme Court to uphold the license. Construction could begin in 2016, opening in 2018.

Still talks of a renovated Holiday Inn.

The hotel at the Live Casino is already built. It's a rehab of the existing Holiday Inn.

The hotel at SugarHouse? LOL. Did you really fall for that? The days of people traveling from afar to gamble (and needing a hotel room to stay in) are long gone, except for Vegas. Any casino proposal that includes a hotel should not ever be taken seriously. Except in Live's case because they're using an existing hotel, which will draw the same clientele as before - no one will be staying at that hotel for the sole purpose of gambling at Live.

Uhh..... I think they have old information. The hotel is being demo'd and a new hotel will be built in it's place.

The original plan was just to re-purpose the Holiday Inn, but they have since decided to demolish it. Look at the renderings, the new hotel tower is in a completely different location than the Holiday Inn. Also, the current Holiday Inn is 11 floors and the new hotel is 18 floors. It's just lazy journalism from ABC.

I think the area needs a hotel regardless with the number of events

Maybe a second, which the area around the baseball stadium and along pattison would infill a bit along the roads at least

I think if this does move ahead the Hotel will be built, not all demand will be coming from the casino itself and may be able to sell as location for NY visitors (business etc.)

I also imagine that with their large lot they will look to steal parkers from other city lots (not sure they accounted for that loss of revenue the city that is) with some lure of gamble at least 20 minutes or something and get parking waived/voucher etc.

They will have to have some parking control function as left at say $5 it would be preferred and fill quickly over 20-30 options

Yes, what I was trying to say was this area has an established need for a hotel. Not only events, but also I'd bet a lot of folks stay there as a cheaper alternative to staying downtown. The subway is very close by, putting CC within easy reach. I don't think the casino itself will drive additional demand. Plus it's close to the airport but in a more lively area. And the Navy Yard.

I don't know how many rooms difference there will be between the existing and proposed hotels, but overall it's pretty much a wash.

Yeah. not much of a different. Current Holiday Inn is 238 rooms. New hotel would be about 310 rooms.

I wish they would go ahead and built out the entire XFinity Live complex as originally planned and build the hotel tower they had planned there:

I was thinking about that. Maybe the growth of the Navy Yard will prompt that, but wouldn't it be more likely that the hotel would be at the Navy Yard? Without transit access, it makes more sense to put it there, I'd think. Maybe the between the growing Navy Yard and a little extra casino-based demand there'd be enough reason to put a hotel at Broad & Pattison.

This area needs a reinvigoration

Could easily have a lot more development and fill out a grid. Air rights for development, street walls. Residential, commercial, retail, hotels etc.

take advantage of the PT and 95 access and more than ample parking which could be maintained with two or even three garages and an elevated park and ride

Seems like they are eliminating a ton of parking lots here. Hope some of these projects have underground parking or a garage.

I'm guessing that if Live! falls through the whole thing would have to go to committee again with new proposals. That's what happened when Foxwoods died. In all honesty, given AC's recent casino troubles I have a hard time getting too excited about any new proposed casino in Philly.
