Total downtown investment from 1999-2010 • Total Investment $4.4 billion: (spent or under construction) and $800+ million in development for 2009 and 2010. • Recent development highlights: Lumière Place Casino & Hotels with a Four Seasons Hotel, Gateway Transportation Center, Federal Reserve Bank Expansion, Citygarden, Old Post Office Plaza. • Residential Rebirth: $1.4 billion (spent or committed) and 64 new residential properties (4,400 units opened). • Hotel Development: $750 million for new construction and renovation with a 50% growth (2,500 rooms) plus nine new hotels including Four Seasons, Westin, Renaissance, Sheraton, and Hilton. • Retail Revival: 130+ new shops, restaurants and services (400,000 square feet) open since 2003. • Office Expansion & Renovation: $500 million in new office construction and renovation with large contiguous spaces available. Rising at the northwest corner of Forest Park and South Euclid avenues, the tower will extend north and the tower's completion is expected in early 2012. Consolidation of clinics, doctors' offices and executive offices in the new 300,000-square-foot tower will expand BJC's high-rise medical complex to the north side of Forest Park Avenue. It will go up just east of the parking garage built in 1994 and will be connected by an elevated walkway to the Barnes-Jewish Hospital complex. Washington University School of Medicine and St. Louis College of Pharmacy expansions have produced a high-rise complex with a daytime population of more than 25,000 employees and patients. |

Scheduled to open soon, the BJC Institute of Health at Washington University Medical Center is an 11-story, 700,000-square foot building. It is the largest medical research building in Missouri. Washington University School of Medicine and Barnes-Jewish Hospital plan to open the BJC Institute of Health, at the corner of Euclid Avenue and Children's Place. The $235 million building will be the hub for BioMed 21, Washington University’s initiative to speed scientific discovery and apply breakthroughs to patient care rapidly. It also will house Barnes-Jewish Hospital support operations. |

Peabody Opera House
One of St. Louis' largest theatre venues is finally getting its long-awaited makeover. Forlmerly the Kiel Opera House, it is now going to be called Peabody Opera House. The naming rights were given to St. Louis-based Peabody Energy, which is the world's largest coal company.

St. Louis Art Museum Expanding
The $131-million expansion, designed by London-based David Chipperfield, will add more than 200,000 sq ft of space to the existing museum including, greatly enhanced galleries and public space, a 300-car below grade parking garage, and a new fully accessible entrance on Fine Arts Drive. To be located to the east and south of the original museum building, the addition will be finished in dark polished concrete and have skylights and floor to ceiling windows. As part of the project, Chipperfield will also rework the original museum building. At $112 million, the high-performance records center for National Archives and Records Administration (NARA) will be located in North St. Louis County. The majority of NARA operations will relocate from the Federal Records Center at 9700 Page Avenue to the new North County facility, which will be the largest national archives facility outside of the greater Washington, D.C. area. The first phase of the project is scheduled for completion fall of 2011 and will retain 800 jobs. Gateway Mall - City Golf
With the success of Citygarden on The Gateway Mall, other proposals and plans are in the works for the 1-mile long green strip. The whole area around City Hall is about to be transformed. The Central Library is under renovation with new construction, The Soldiers Memorial, the Peabody Opera House and Park Pacific all currently under way.

$4-billion Wood River Refinery Expansion

ConocoPhillips and EnCana Corp currently have underway a $4-billion expansion and retooling of its St. Louis (Wood River, Illinois) refinery. It is the largest expansion project in the company's history. The project is expected to have an impact on 300,000 residents; generate approximately $325 million in local income and $48 million in annual ongoing income; create close to 4,000 jobs during the construction phase and 500 long-term jobs; and generate $14 million in local and state revenue during construction and $19 million each year once the expansion is complete. Two upscale department stores - delayed one year due to the recession - are now under construction in metro St. Louis.
Nordstrom - Saint Louis Galleria (General Growth Properties) The Nordstrom at the Saint Louis Galleria is slated to open Sept. 23, 2011, after a yearlong delay due to the weakened economy and a drop-off in consumer spending.
