Yeah, the City made a huge mistake not choosing that other developer for the Hyatt Garage RFP.

Downtown Development Updates

Quick tidbits to share:
  • So apparently The Edith is still alive and a full go. Foundation permits have been fully approved and other permits are on the pipeline. The City has asked the developer to slow things down and not break ground until after the Super Bowl. The site will be the entrance to the NFL Experience and they didn't want a huge construction site on national media/TV. It's a bummer it'll be almost a year till groundbreaking but at least it's still a go. Bright side is at least some confirmation that the NFL Experience and block party is back.
  • Hyatt Regency RFP will once again be re-issued sometime in 2023. They want to wait for the Super Bowl to pass before moving forward

They want to hold the block party on that tiny lot? Why not do it in the Lot south of Palomar and adjacent to the suns stadium or at hance park 2 blocks off Roosevelt?

If you remember the block party from 2015, it had many entrances and stretched various blocks. Think they're just saying that it will be one of many entrances (maybe a main one since right on Adams heading into the Convention Center). I'm sure the festivities will extend to all those places you referenced. Concerts will then be at Hance Park, if I remember correctly.

This must mean that they will wrap up all the light rail construction Downtown prior to the Super Bowl as well. That would be a horrible backdrop on national TV. Washington/Jefferson/Central/First are all completely torn up right now.

I think that was a silly decision by the City of Phoenix. Chances are, the Edith would have easily been done by the Super Bowl if they would have started on time. Sometimes, I just don't know where the city comes up with this stuff.

Edit: Now I can't help but wonder if this had anything to do with them not selecting Hines for the Regency Garage? Hines specifically stated in their RFP proposal they would be about halfway through with tower construction with only the hotel portion opened in time for the Super Bowl.

The only thing I can think of is that maybe Edith developer was dragging their feet as well and perhaps put the project on hold due to the pandemic (while many others went full steam ahead). And when project was ready to move forward...it was probably too late and this is when maybe the City told them to delay things a bit.

As for your 2nd point, it may be related. I understand that construction and perhaps some sidewalk/road closures is not ideal, but 2 big cranes in downtown displaying on TV can also be a sign of a booming downtown.

Oh well...hopefully another crane to count in Q1 2023.

An on-again/off-again effort to expand facilities at Phoenix Theatre Company are enthusiastically back on with the updated announcement of a $20M renovation and expansion.

Previous capital campaigns for the project were twice overtaken by events. A 2008 effort was derailed by the start of the Great Recession, and a second that started in 2017 for the troupe’s 2020 centennial was waylaid by the pandemic, even though it was never officially halted.

Despite the challenges, that campaign has raised $17M of the expected $20M cost for the expansion.

The driving vision is to expand the facility’s size and technical capabilities so the company can better attract “pre-Broadway” productions. The renovation and expansion will expand the Hormel Theatre from its current 250 seats up to 500 and increase the performance stage size and background and technical facilities.

The company hopes to finish construction in the winter of 2024. (Source)

Per the Hance Park Conservancy on Instagram:

We are thrilled to share some big news! In celebration of Earth Day, Republic Services, Inc. today announced a $2 million sponsorship to the City of Phoenix to help fund a one-acre sustainable garden oasis at Margaret T. Hance Park as part of the Hance Park Revitalization Project. The garden will feature native desert plants and shaded walking and seating areas and is planned to open in early 2023.

On behalf of HPC's Board of Trustees, we thank Phoenix-based Republic Services for investing in the future of their hometown's regional park. We also send special thanks to fellow Hance Park Coalition members City of Phoenix and Phoenix Community Alliance for making this partnership possible. #HancePark #PHXParks #RepublicServices #EarthDay #EarthWeek #dtphx

Looks like nearly this entire area of vacant land along the 101 North of Thomas to Campbell is finally getting developed in West Phoenix:https://www.google.com/maps/place/N+...4d-112.2552054

Mostly single family housing and a couple multi-family developments.

By Audrey Jensen – Reporter, Phoenix Business Journal
Apr 18, 2022

More than 2,000 housing units have been proposed for about 325 acres in the Maryvale Village in west Phoenix.

The site is located along the Loop 101 and is bounded by 91st and 99th avenues and Thomas Road and Campbell Avenue in Maryvale, a neighborhood that is expected to grow by 15,000 people in the next decade.

With approximately 1,200 single-family homes and 800 single and multifamily rental homes, the new housing will help fill one of the largest vacant parcels in Maryvale along with a mix of commercial development including industrial, retail and office.

The proposed units will be part of an overall 673-acre project known as Algodón Center, a planned area that was slated for mostly commercial and industrial development but will now include a mix of housing options, according to city of Phoenix documents.

The largest residential project proposed is Lennar Homes' Western Garden, a 290-acre development comprising more than 1,500 residential units between traditional homes, alley-loaded homes, townhomes and homes for rent west of the Loop 101.

The Phoenix City Council approved changes earlier this month to the city's general plan and the Algodón Center district to allow for single-family homes and multifamily within the site, according to city documents. This will also allow residential to be developed on vacant land both north and south of the Pendergast Elementary campus.

Other residential projects currently planned for Algodón include Acero at Algodón Center, a 458-unit multifamily complex on the southwest corner of 91st Avenue and Osborn Road, and Alta 99th Avenue, a 402-unit multifamily facility on the southeast corner of 99th and Campbell avenues, according to documents submitted to the city.

Even on a site like this they can't make anything reasonably dense or sustainable.

Lennar is putting their typical sprawl product on 99th Ave and Thomas which is the bulk of the site... doesn't look like plans have changed since this was previously released.

99th and Thomas would be a great place to add some value to that part of town but this is seriously missing out.

More high-density build-to-rent would be nice so that hedge funds would stop snatching up affordable single-family homes in the valley and driving up the prices for the middle-class.

Yep. I believe Obadno mentioned construction had started. Glad to see this massive dirt lot finally getting developed.

See what’s coming down, going up at former Metrocenter Mall in Phoenix

Couple new development details regarding MetroCenter project...

https://kjzz.org/content/1775116/see...r-mall-phoenix

Quote:

Light rail will be running there in 2024 and late that year or early 2025, the first phase should be completed. The 80-acre site is expected to be fully built by 2029, with 3,200 housing units and close to 400,000 square feet of retail, restaurants, services and offices.

Getting there means tearing down almost everything — the currently open Dillard’s Clearance Center, and the former Sears and Macy’s. The only businesses that will avoid wrecking ball are the nearby Walmart Supercenter, Life Storage and possibly Harkins Theatres.

“In talking with the Harkins people, they really want to create that as one of their newer concepts that’ll have a restaurant in there, have new state-of-the-art theaters and really it’ll kind of spill out into the park area there,” Anderson said.

Project Timeline
  • Summer 2022: Developer completes real estate transactions to acquire site.
  • Fall 2022/Winter 2023: Demolition of former Metrocenter Mall.
  • Early 2023: Commence construction of Phase 1.
  • Late-2024 to early-2025: Completion of Phase 1.
  • 2025-2027: Phase 2 construction.
  • 2027-2029: Phase 3 construction.
  • 2029: Completion of all phases.
According to a city report, at full build-out, the project will represent a total capital investment of $935.9 million.

Disappointed that the site doesn't appear to allow for a through connection for the light rail. I mean, I'd probably do a freeway corridor at this point to serve all points north, but this is constricting.

Tsmc

Went on a hike at Deem Hills this afternoon. Pretty good view of the TSMC construction. Unfortunately, my cell phone can't capture it clearly, but still a good update photo.
