A large Long Island City warehouse building will soon be torn down by a prolific neighborhood developer, according to city records.

Developer Chris Jiashu Xu filed plans Wednesday to tear down the five-story building at 42-53 24th St. — a 76,000-square-foot structure near Queens Plaza that dates to the 1920s.

Xu’s company paid $40.1 million in January to acquire the warehouse and an adjacent parking lot, city records show.

His ultimate plans for the site are unclear, but Xu is no stranger to the neighborhood’s real estate market — he is the developer behind Skyline Tower, a 778-foot skyscraper near Court Square that wrapped up construction last summer as Queens’s tallest building. (Though it may later be surpassed by an 800-foot tower a few blocks away on Orchard Street.)

The triangle formed by Queens Plaza N/S to the North, the LIRR tracks to the East, and the 7 elevated tracks along 23rd St is a construction zone right now.
  • 27-48 Jackson Ave 811 FT | 60+ floors
  • Caramel Partners Tower on 24th St 730 FT | 66 floors
  • Tavros + Charney planned 55 floor tower at the old Toyoko Inn site
  • Jackson East/West 2 Towers ~450 FT + ~300 FT
  • Werwaiss Tower (23-02 42nd Rd) 372 FT | 37 FL
  • Eagle Lofts 2 ~250 FT | 19 floors
  • 8 Court Square (25-34 Jackson Ave) 224 FT | 20 floors
  • Another ~20 story tower across the street from 8 court square at the corner of Jackson and 44th Dr

I think I am missing a couple, too, including a condo building under construction along Pearson and an adjacent 20-floor rental building next to it.

The lot across the street from this warehouse, 42-50 24th St, was cleared of the cab stand and had plans for a ~450 ft tower.

It's pretty incredible the amount of residential units planned for just this small area. That doesn't even include a few towers under construction or fenced off just outside of the triangle. Altogether, that's probably close to 4,000 units coming to the market in the next 5-6 years. This doesn't even include the waterfront developments near Gantry State Park. Quite the little mini-Manhattan under development.

Yeah, the next few years in LIC might get busier than its ever been, and that’s saying a lot.
