With condos being planned, this could be 400 to 450 ft or more based on your typical condo building rising with the allotted sq footage. Its not a big site either. Definitely will be tall for the neighborhood. Your new Manhattan condos have very high ceilings, and suspect given the area, it will be ultra-luxury. Similar to Sutton in terms of luxury, only on a much smaller scale. I don't buy the respect the church additude. The developer I doubt would give up an opportunity. Most likely opting for the 40 floor option. Even at 30, with modern ceiling heights, where looking at 350-400 ft at minimum.

Weird proposal. A beautiful existing interior courtyard. Only makes sense if Seminary's financial struggles are taken into account. Too bad they don't own a squat ugly building a few blocks away to do this on. Do a google earth view of this campus and try to picture a tower rising out of it. Awkward at best, an abomination at worst.

I just hope they don't tear down any of their current buildings. They're gothic cathedral-like gorgeous.

There will be two such towers in the neighborhood. The Jewish Theological Seminary, just across the street, is doing the exact same thing; selling air rights for a new condo tower on their property.

That's a very attractive tower.
Given it's a Stern tower with huge ceiling heights + academic space on bottom floors, I wonder if this tops 600 ft. |

It didn't even occur to me until now how close this tower will be to the Vandewater, currently under construction. Interesting area to suddenly be seeing significant development, both high-rise and institutional with the Columbia Manhattanville campus. All of Upper Manhattan's star is on the rise. :worship:

I love these prewar-style superluxury towers going up in Morningside Heights. It really pushes the skyline northward, and highlights an underappreciated neighborhood.
Putting aside the academic institutions, this neighborhood has some amazing prewar buildings, esp. along Riverside Drive. |
Agreed. I'd like to see some 30+ floor towers scattered around Inwood while we're at it.

Its nice too, because some of the Inwood zoning also designates some blocks that are typically 6 floor structures to now build up to 12 floors. Should overall increase the density along with isolated pockets with a 300+ ft limit.
On a side note, parts of Queens need greater zoning, especially some areas with single family homes. Land is to valuable, and housing is in much demand to have that land underutilized. |
Talk about a view being able to see down the island with GWB and the Palisades to the west. I'd live there.

It will be very convenient when Seminary fundraising time is underway to have a captive group of super-rich on campus. It's really surprising to me that they went through with it at all, given this place gives birth to NIMBYs. Must've desperately needed the money to go through with this, their own students demonstrated against it mercilessly.
