Ok, so this is slightly off 53rd St., but a new hotel for Hyde Park! Rising from the ashes of the old condo project. Also Jeanne Gang.:

There is so much potential in Hyde Park for urban/dense projects east of the Metra tracks. It's time to kill all of the remaining parking lots!

J_M_Tungsten Feb 11, 2015 11:28 PM

Great to see the that have heartbeat again!

ardecila Feb 12, 2015 7:17 PM

Any updates on City Hyde Park? I thought that one was already U/C.

oshkeoto Feb 13, 2015 4:06 AM

^ City Hyde Park is most definitely under construction, and already several floors above ground.

UrbanLibertine Feb 13, 2015 5:02 AM

I'm unfortunately on a business trip to London at the moment, but the base is done and the first 1-2 floors of the residential tower have been poured. I can try to snap a few pictures once I'm back next week if no one else has taken some by then.

sentinel Feb 13, 2015 4:10 PM

^^I'll be in Hyde Park Saturday morning, I'll take pics then..unless someone beats me to it :D

Addendum: I didn't make it to Hyde Park this weekend, both with a flat tire and the snow-mess, it just didn't happen, I'm sorry *hangs head in shame*

ardecila Feb 21, 2015 11:01 PM

Anyone ever get down to City Hyde Park?

UrbanLibertine Feb 26, 2015 8:00 PM

On its way and looking good! Thanks for the pic.

Hyde Park Apartment Recap

So, to recap, Hyde Park, after a lack of new apartment construction for about 30 years, could see as many as four buildings come online in the next few years:

1) City Hyde Park
2) Vue53
3) Solstice on the Park
4) Harper Court, Phase 2 Residential Tower

Maybe...

Vue53

I know this was discussed sometime a while back, but which iteration is it?

What, in your opinion makes it cheaper?

Frankly, I think the bottom (and most current design) looks better than the older version on top.

pilsenarch Mar 13, 2015 3:26 PM

well, it's not an opinion... it was value-engineered... maybe I should have said the 'least expensive'

sentinel Mar 13, 2015 3:34 PM

Really? Wasn't aware of that - was it primarily a material spec issue? I guess it's just hard to tell from the two renderings in that for me, the more current version seems a little more streamlined, but the devil's in the details...

Some of this isn't new but we haven't had to many photos of Harper Court. I didn't realize how close Vue53 and City Hyde Park were to Harper Court. Both those developments will be huge for the area.

Yes because horizontally undulating "weaving" geometric facades are significantly less "arbitrary" than vertically undulating "weaving" facades...

seriously? you don't see the difference? the balconies and the accompanying poured-in-place concrete shear walls/columns are a direct result of the structural solution and a desire to sculpt/separate the balconies... I don't know if Jeanne has any other absurd rationalization, but the basis of the form generation is quite clear...:koko:

And that's different from a "structural solution" designed to create 8 corners instead of 4 with multiple exciting viewing angles from those corners how? The goal with all of her buildings from the beginning has been to create awesome, extremely marketable, living spaces. Just because this one is tilted on it's side instead of vertical doesn't mean they are any different. It would have been much more economical here to simply have a normal structural solution and then have cantilevered triangles extending from it to create the balconies. It would have looked more or less the same, but Gang is doing the sheer slabs instead because it is "cooler" not because it is not possible to achieve the same thing with a boring box of building.

pilsenarch Apr 27, 2015 1:16 PM

this is so tiresome, Lou, read my earlier posts of the Wanda project and all of your issues are addressed... clearly you are not an architect...

Was at the Promontory Sunday night for a show, that is a great space and we had a great time there. Was very impressed with Hyde Park. Except for going to the Museum of S&I, I've never just hung out in HP before.

The host of the show starting off saying "If you've never been to Hyde Park before, you're late". Yep, sorry about that.

I hope this becomes a common scenario with other people from across town! (I wouldn't mind hanging out there more often myself, but I am in California.)

Right now the site would be in a 'site prep' mode. We normally don't declare structures under construction until caissons are being drilled or piles are being driven.

Looks like Michels Construction, who did the caissons at River Point, will be handling the job here.

Hell yes!

How many real estate cycles until there is continuous development between the S Loop and Hyde Park? Sam wanna take crack at it?
