Anyone seeking a GPLET better hurry up and finish construction so they can actually get it, if Goldwater wins this lawsuit (they have a 96% win rate) there might soon may be no GPLETs to give.

Downtown Phoenix Hotel Market

"Just four years ago, when the U.S. economy was emerging from the Great Recession, some observers in the Phoenix hospitality industry worried that there might be too many hotels in the metro area and, specifically, in downtown Phoenix. But since that time facilities have nearly tripled and rooms have boomed."

I thought the State passed or was passing a law to limit what cities could do such as TIFs and GPLETs. Wasn't there an article mentioned not long ago that some existing GPLETs (like Tempe's Mission Palms) were going to be "grandfathered." I think cities had some sort of a deadline? In any case, Goldwater's involvement is necessary to ensure these cities don't step out of bounds.

TIF is not legal in Arizona. GPLETs are, but there is pending legislation that would limit, but not totally eliminate, their use. Goldwater's lawsuit is a parallel effort to curtail them.

Arizona Center begins $25M renovation; adding hotel, multifamily housing

More great news!! Not only is the renovation of AZ Center about to kick-off, but also is going to include the boutique hotel AND multi-family housing! The article doesn't contain details however about height. Any way we can find this info somewhere else?

I don't have strong feelings one way or another on the use of GPLETs, but this does seem like a better return for the tax break than something like Derby, which I don't believe had any equivalent commitments to workforce housing and artist/non-profit retail space.

Derby also committed 5% of its units to workforce housing

It would be nice if they could just announce some new restaurant and retail tenants to fill all the vacant space there.

What a fitting design for Phoenix! It looks like a suburban mall haha!

LOL! Bummer about the anticipated locations but would've loved to see this and of course the MIM centrally located in downtown/midtown by the Arts District. Oh well...

We all know where this will end up, either on the salt river IC near talking stick or up in Desert Ridge

There's already the Arizona Museum of Natural History, conveniently located near light rail in Downtown Mesa. I'd rather see Fleeman is donate his collection to AZMNH and fund a major expansion of its facilities. To understand the suburban design in this rendering, it helps to notice that the architect graduated from the FLW School. Although I like some of FLW's buildings, his philosophy was decidedly anti-urban.

True--I didn't recall seeing that before now. Perhaps that will help them overcome the Goldwater challenge. The main Goldwater claim is that the GPLET violates the "gift clause" in the AZ Constitution. To survive a gift clause challenge, they have to show that the benefit conferred by the City is not "grossly disproportionate" to the benefit received by the public. Between the lease payments, the separate payments to the school district, and the workforce housing, maybe they get close enough in public benefits to not be grossly disproportionate to the ~$8m tax break. It will be interesting to see.

Agree re: AZMNH. I'm biased, but I really like the Arizona Museum of Natural History. And the City of Mesa has already funded and is in the process of renovating the old Federal building (a pretty neat building in its own right) across the street in Mesa for a museum expansion.

The PBJ article reads like a brochure. I'm not that excited about a suburban home for this guy's mineral collection. But if he wants to display it, it should go to the existing museum.

I always thought a museum would do great in the Adams School on Adams and 8th Avenue. I'm old fashioned when it comes to museums in buildings with columns. But before we open a new museum, what about the ones that have closed in the past? Mineral Mining Museum? Phoenix History Museum? Shouldn't we focus our efforts getting these back online and increase the draw for downtown before building more attractions 269379393983 miles from the city center?

Exactly. Culture sprawl driven by the egocentric need for museum founders to have a custom-built facility is not particularly helpful.

Just read that. I'm still confused about the location, where would it be? Knocking down McKinley Club?

Corner of McKinley and 1st one block west of circles, and yes I would imagine the McKinley club would be torn down.
