It's project 15-1083 if you would like to search.

If Lafferty is actually building for himself I will have to eat a lot of words.

combusean Apr 24, 2021 12:50 AM

For not being the actual developer, this is the 3rd project he's started nonetheless.

I been by it too, it looks terrible, lol. Definitely didn’t build that parking garage the same way we been seeing them go up.

combusean Apr 24, 2021 8:50 AM

That garage has frontage on Van Buren and is taller than the rest of the development. What a mess that's going to turn out to be.

Pacific Oak Capital Advisers and Defer Gain broke ground on the St. Ambrose

Seems like he's doing the same thing as with the two on Washington, get a project set up and then sell it.

combusean Apr 24, 2021 2:33 PM

defergain.com/team has him at the top. Never heard of the other two principals.

combusean Apr 25, 2021 10:44 PM

Speaking of Lafferty, temp permits have been issued for Defer Gain's The Presidential, 84 units on the east side of 11th St between Washington and Jefferson.

There is a portion of the lot left over for the Monument, which is a 10+ story development on the same owner's website.

I overhead someone at Trader Joe's at Town & Country this morning talking about how the Bluewater Grill on Camelback near SR51 is going to close and move to 16th St & Bethany (maybe the former Santan location). He was saying a new apartment building was going to replace it and, of course, complaining about the traffic it would bring. Sure enough, there is something planned:

Wood Partners is building a 4-story Alta Bluewater wrap project here. I think +/- 300 units

It appears what's being wrapped around is the gas station. That's a shame, I'd rather see the residential building right up against Camelback.

I love your sleuthing skills. Wondering if you'd be able to find the site plans for https://www.willmeng.com/pf/the-common/ 32nd street North of Indian School?

biggus diggus Apr 26, 2021 8:27 PM

One of my neighbors is a project super for willmeng. I'll ask him if he knows anything but that company is pretty huge, he might not have ever heard of this building.

The site plan is in the rezoning staff report.

Interior pictures of the Sheraton renovations:

Have a few things to report around downtown today:

1. Interior work has resumed in the former Punch Bowl Social building. I did a little sleuthing and I think this is going to be a Blue Sushi Sake Grill which has several locations around the country and growing.

2. Finally saw a Siemens LRV operating (not in service) down Central. I grabbed a quick video and will post it in the transportation thread.

3. The McKinley Green lot is now fenced off. I don't know if this is related to upcoming construction as cars for the construction workers at Aspire are all still parking in the parking lot. I'll try to find out more if this is related to upcoming construction.

4. There is a fence up on the North side of the lot for Palm Tower. It looks like some utility work being done, but I don't think it's related to Palm Tower. But you never know, so I'll try to find out more on this one too.

5. Still no movement on Central Station. Yesterday was 6 months that the lot was fenced off. :sly:

Thanks for the update! What a damn bummer about PBS. Was really looking forward to this concept :(

Me too. I'm not sure what they are going to do with the bowling lanes and what not. I'm assuming all that will be removed unless they are going for something unique. But their other locations seem to be standard fare. So I really hope that the Blue Sushi Saki Grill is good. But competing with Moira will be tough. Then again, I've had to wait at Moira for a good hour. So maybe this will alleviate some of the wait.

It’s annoying for sure, hopefully we will look back and laugh when Astra and Central station are going up at the same time. That area will add so much street level presence along with McKinley Green.

combusean Apr 28, 2021 1:15 PM

I saw that the Imperial Apartments on 20th and Roosevelt are nearing completion after years of stagnation.

Also by Lafferty.

Just so that no one is confused about this project, it's still called First McKinley, correct?
