Went to the Evans Churchill community meeting tonight, some exciting developments happening:

Cambria Hotel (NE corner 3rd st/Portland) is breaking ground now and is expected to be completed this time next year

New ASU lab building at 4th and Garfield is expected to start utility relocation in the following weeks. McKinley is expected to close as well between 4th and 5th st I believe. Yee-ha!

The alleyway between the Churchill and 2nd St will be activated with lights and murals.

True North will acquire the Knipe House in 30 or so days. They want to activate it first before developing the rest of the lot. They are also planning to demo 1015 N 1st St on Oct 1st for their RFP.

Expect another APS openhouse in the near future for narrowing down the location of the new substation.

Looks to incorporate to the overall Ro2 project...

Ryan Kerr, of True North Holdings, said at an Evans Churchill Community Organization meeting Wednesday, the land is expected to be used for the developer’s future projects on Second Street. The project is still in its planning stages but is expected to be part of the Ro2 and Knipe House project, which is expected to include a mixed-use building.

Looks like the banner hospital has a few decent sized office buildings and garages garages over the next few decades.

It was for a 0' setback request and was scheduled on the 29th of August. I didn't follow up to see if it was approved (I'm sure it was). Kinect should be taking off any time. The sooner, the better!

I think Obadno was just trying to "Kinect" the dots together! See what I did there??

I sure hope this happens without a hitch (pushback from the RAA). It sounds like this could be a great development and re-use of a lot of empty lots, buildings, etc. Has there been any renderings released of the tower?

Please say Creative House is happening!!!!!!!!

CrestedSaguaro Sep 17, 2018 9:03 PM

From my understanding, Creative House and RO2 are two different proposals.

The Creative House proposed location would be at the NW corner of Roosevelt and 2nd. RO2 would be at the SW corner of 2nd and Portland. Creative House would be around 300' as shown on the Davis Experience website. RO2 will be at a similar height to the Stewart (around 240'-245'ish) with 19 floors.

Creative House did actually start off as RO2 a couple years ago, but it morphed into it's current rendering on the Davis Experience website. Not sure why they changed up the names, locations, etc. I'm also not sure how real Creative House's proposal is. I do think the RAA and locals would have a conniption fit with a 300' tower directly on Roosevelt IMO. But Creative House is a good looking design. I hope RO2 is similar.

New Creighton Medical School at Park Central

https://www.bizjournals.com/phoenix/...ed-school.html

Quote:

Creighton University plans to build a $150 million medical school at Park Central Mall next to St. Joseph's Hospital and Medical Center in Phoenix.

Plans call for training 700 medical students in what will be two buildings totaling 300,000 square feet on the southeast corner of the mall property at Central Avenue and Catalina Drive.

Phase I will be a 150,000-square-foot building that will cost between $75 million and $100 million to develop, followed by a mirror image of a second 150,000-square-foot building at a later time as the school grows.

Creighton expects to break ground in spring 2019, said Dale Davenport, senior associate dean for Creighton University School of Medicine. He said the Phoenix campus is expected to welcome students beginning in July 2021.

Phase I of the project will include the construction of a 2,000-space parking structure that will cost $25 million to build and will be funded by bonds, said Christine Mackay, economic development director for the city of Phoenix...

Banner Health moved its corporate headquarters to midtown Phoenix in 2015, and Dignity Health's regional offices are next to St. Joseph's — all around Central Avenue and Thomas Road.

That midtown growth and the surrounding amenities were key to Creighton's decision to locate in the area, Davenport said.

"When we look at what’s happening in the midtown area we thought we could be a part of that growth," he said.

Capital Market at Capital Place on 12th and Jefferson is closing, the sign on their door states a lack of foot traffic as the culprit. It’s a shame, this is the 2nd neighborhood market this building has held which has gone out of business.

The Eastlake Park area is weird because it’s partially walkable and so close to downtown but partially hostile to pedestrians as well. It has historic buildings and a few corners that feel urban but has plenty of driveways and lacks shade or really any reason to be there to welcome pedestrians. There’s so many empty buildings with ample parking, but businesses just can’t hold their own here unless they’re a law office. Why has Eastlake Park been left out in this apartment boom?

I spoke to the owner briefly the one time I visited. He said a challenge for both his shop and for nearby restaurants is that the proximity of several historic churches in the area makes it difficult for businesses to obtain liquor licenses. I wonder if there's any possibility of creating an entertainment district there, or extending the current one that exists downtown, so that the normal restrictions on distance between churches and places serving and selling alcohol might be relaxed.
