4. The downtown pedestrian mall (The Commons) is undergoing a major renovation.

5. The iconic old Carey Building is being renovated to serve as a downtown business incubator associated with the local colleges; Cornell University, Ithaca College and Tompkins-Cortland Community College(know as TC3). The foundation is also being built up with the hopes of adding 5 additional stories to the the current two.

6. A new farm-to-bistro project (TC3 Coltivare) developed by the TC3 Culinary Arts program is under construction in the ground floor (retail area) of the Cayuga parking garage.

7. The old Holiday Inn tower downtown is undergoing a renovation as the start of a major project which will include an additional new tower and a name change to the Hotel Ithaca.

8. Speaking of hotels, the new downtown Ithaca Marriott Hotel hope to break ground as early as next month.

9. Another hotel proposal has been recently announced -a downtown Hampton Inn located next to the Carey Building.

10. Tompkins County had issued a Request for Expressions of Interest to redevelop the old county library site downtown. They received six responses and now must determine which developer to use. Here's a rendering of the one I hope they select.

11. Still not much movement on the biggest downtown mixed use project - Harold's Square. Hope this can get going soon.

12. Several blocks to the east of downtown a large apartment development is in the final phases. Collegetown Terrace will add over 1,200 beds spread throughout several new and renovated buildings.

13. Another project in the Collegetown neighborhood (Collegetown Crossing) which has been in limbo for quite a while has new life with a change in the city's parking requirements.

14. A new project (Dryden South) has recently been proposed just around the corner from Collegetown Crossing.

15. The biggest project of all is a redevelopment of a large factory complex located on South Hill between downtown and Ithaca College. Big stuff for a small city like Ithaca.

There are quite a few other developments proposed, in progress or just completed in and around the city. Nearly all are covered in the two sites I linked in the first paragraph.

Sorry to give so much info (just excited and bragging a bit about the old home town I guess.

Nice job on putting together a thread on a city we don't see too often here. Great to see all the new projects. Ithaca has to be pound for pound the healthiest upstate city (outside maybe the Albany area).

It does seem to be doing well. I just wish there weren't so many Nimbys in the city. With the amount of property off the tax rolls (mostly due to the colleges, the city's lifeblood), development is needed to strengthen the city financially.

Ithaca is the only town I can think of where a pedestrian mall might actually work. Just the fact that the extensive constructions hasn't completely destroyed all the businesses on the Commons speaks volumes.

I can't wait to see how the new Commons turns out. But with all the new proposals starting to pop, the construction in and around the Commons will be going on for the next few years.

I don't believe I've mentioned the Belle Sherman Cottages development before. It's located on a fairly small sliver of land within walking distance of Cornell University and a shopping center. The stand alone cottages start at about $330,000 and the Townhomes start in the mid $200,000s. Here's a link to IthacaBuilds project page including pics of the progress. The company building the long-awaited Ithaca Marriott on the east end of the Commons has chosen a contractor, who says it hopes to start construction in October.

Urgo Hotels, the company behind the 159-room, 10-story Marriott planned for what’s mostly a small parking lot next to Madeline’s restaurant, has chosen William H. “The economics of the situation won’t allow rent at those prices,” Lower said. “If I could only get $700 to $800, I wouldn’t be able to build the building.”

Here's an article from the Ithaca Times which is a bit on the optimistic side regarding the expected hazardous material clean up which will be required for the huge Chain Works project (located between Ithaca College & downtown) on an old industrial site on South Hill. The entire project is guesstimated to take 10 years, but until the site is "clean" no true length of time can be given. I'm keeping my fingers crossed:

I know affordable housing is a huge issue around the country, and as everywhere else, Ithaca is trying to deal with it. An Ithaca Voice article has this headline:

Report: Ithaca home prices soar by ‘stunning’ 51 percent in decade

While this is second highest in the nation, the city is poised to increase market rate housing in a big way. (hopefully dense and tall)

The hold-up is accommodating city/town/county rules requiring affordable units in new developments. Developers are having a tough time working the numbers and getting the financing. Kind of a no win situation.

Not exactly a big development, but it is filling an empty retail store (from the Ithaca Voice):

Discount clothing store chain TJ Maxx has agreed to take 21,770 sq ft of space, and Five Below (a teen retailer specializing in products $5 or less – it sounds like the product of a one-night stand between Dollar Tree and H&M) has agreed to take 8,208 sq ft of space.

Filling hotel rooms is an important revenue priority for the City of Ithaca. At a specially scheduled meeting of the Planning and Development Board on Tuesday, Dec.16, signage at the planned Downtown Marriott was discussed in depth to set a precedent regarding large downtown hotels impact on the downtown cityscape.

Matt Jalazo, representing Urgo Hotels, received criticism from the board regarding the placement of signage on the east side of the planned hotel regarding brightness and position of a planned sign. The size of the sign would be larger and brighter than almost any currently existing signage in Ithaca. Board member McKenzie Jones-Rounds was concerned that granting a variance would set a dangerous precedent for other large hotels to also request large signs.

Various board members were concerned that the sign would clash with the downtown aesthetic and unanimously requested that other options be considered. Updated designs are due to go before the board at their next meeting before Urgo Hotels will have to go before the Board of Zoning Appeals to request a variance for the planned signage.

Looks like the EcoVillage at Ithaca (just outside the city limits) is expanding again. Fairly sizable eco-conscience development for a small metro like Ithaca. Here's an update (including pics and other links):
