Funny how that first site diagram (#1) shows Madison Ave on both sides of the building.

Sorry if this is asked/answered before, but is there an official rendering model of the building? (tapered design?; original design?)

But Park Avenue is prime real estate, the top business district in the city, and officials intend to keep it that way. That was changing, as newer towers were being built elsewhere (due to zoning). Even JP Morgan Chase was looking to flee the area, and would have if the city caved in on tax breaks for a move. They just happened to be fortunate enough to own prime real estate that could suit their needs. When this tower is complete, we'll be halfway toward the midpoint of a new century, but the heart of Manhattan will have fresh blood.

I get it. Change is inevitable especially in a prime location like Park Ave. which is why it has many high profile buildings to begin with. Hopefully the new building is worthy of replacing the old one (I have not seen renderings)

As far as I’m aware from comments on this site, no.

That’s why I feel they should have released a rendering. In the end, when the new tower is built, the old building may appear inconsequential in size, (like the old Marguery Hotel before it), and in the grand scheme of things. But it would have been nice to publicly have some idea of what’s replacing it, beyond the graphics submitted to the DOB. Those graphics tell you nothing about the quality of design, though I’m sure it will be great. Never thought we would get renderings of the Grand Hyatt tower before this one, but here we are.

Very efficient removal. No major incidents. That's all we could hope for in a large scale demolition like this.

1425 vs 1428. Sounds like rivals to me 🙂

The 1,425 is likely outdated. Assume the building is still 1,388, which IMO still more or less rivals 1,428. 40 feet is nothing between buildings of such size. 270 is also much bigger and more imposing that Steinway.

Crawford May 20, 2021 1:07 AM

A commenter on NY YIMBY reports that his relative is working on the tower. He says there will be a significant water element, which (I think) is a new reveal. Fountains in the plaza, or something more elaborate?

Also, he confirms tower will be 1,425 ft.

pianowizard May 20, 2021 1:36 AM

^That's good news! 1425 vs. 1388 is a small difference percentage-wise, but it is a more significant difference in terms of height ranking: according to CTBUH's current "100 Tallest Completed Buildings" list, a 1425-footer would be the 26th tallest building in the world, whereas a 1388-footer would only be the 30th tallest, losing to Trump Chicago by just 1 ft.

Probably what we were discussing on the previous page, but also previous plans have shown water features on the Park Avenue side as well, which will be the nicer, main entrance. I’m sure it’s all going to be nice.

Here's a throwback to demo last August...

Ok. Well this building should be a rival to 432 Park Avenue or One Vanderbilt. Either or but its height should be in between.

On a serious note, it seems the progress has slowed quite a bit. Could be that they were as far as they can go until demo completion. Or, it could be that the unprecedented doubling of steel costs is hindering construction. I am hearing that steel pricing should level out by August.

They may be going with what said to be the original plan, building the center bay out to Park Avenue, and filling in the outer columns after. But even then, the site of the revently completed demo has to be ready. There may be a little more to do there before steel rises above the street.

You can already begin to see the progression.

I would hope that most of the steel they need for the pedestal at least has already been bought.

Comparing the scale of 270 Park Avenue with the new 415 Madison Avenue...(the renderings aren't accurate design, but an approximation of the basic design)
