^^^ Also a good view of Bridge on Race.

"Knight's Crossing" sounds like Navy Yard east in concept, but still evokes suburban office park a bit too much. Here's hoping that it turns out more like the former.

Aside from the long amount of time it would take for real urban infill to develop and connect this to the Camden Waterfront, can it ever really? I don't know Camden very well, but doesn't i-676 separate "Knight's Crossing" from downtown Camden? True development of and integration of this into the city fabric seems challenging. More likely, it seems even if this takes off (which I hope), it remains a "city apart..." The better bet for sustained, urban growth seems to be the Waterfront development that is the subject of this thread.

Knight Hospitaller Jan 9, 2017 4:29 AM

^That's why I liken it to the Navy Yard. It's not going to be connected to anything in the near term. It will stand on it's own as "urban lite," or as a glorified office park.

Mr Saturn64 Jan 9, 2017 11:16 PM

The Liberty Place Observation Deck is amazing, isn't it. If you look hard enough, you can see Wilmington from up there. That should also be a good place to watch the construction going on around the city, as you should have a pretty good view of 1911 Walnut, 1910 Chestnut, this, and maybe the W Hotel as it continues to rise.

As for the "office park" comments, this kind of is an office park, just in a denser, more urban setting. It's still Camden, but the large parking garages makes it seem like an office park found in any other suburb.

Norcross group seeks to construct $245M building in Camden

Quote:

A partnership involving three of South Jersey’s most prominent businesses have joined forces to propose a $245 million, 375,000-square-foot building called Camden Tower that would house their respective headquarters and bring 869 jobs to Camden.

Conner Strong & Buckelew, NFI, and the Michaels Organization submitted an application under the Grow N.J. program to help fund what would be an 18-story building.

New Jersey’s Economic Development Authority has a meeting scheduled for March 14 and it is expected to review the application for Camden Tower.

The three companies would divide the space in the building and are separately seeking different amounts from the Grow N.J. program.

Conner Strong & Buckelew, an insurance brokerage based in Marlton, N.J., would seek $86.2 million, occupy 110,161 square feet and bring 253 jobs. The firm’s executive vice chairman is George E. Norcross, III, one of South Jersey’s most powerful political operatives.

NFI, a logistics company based in Cherry Hill, N.J., is requesting $79.3 million and take 101,511 square feet. It expects to bring a minimum of 341 jobs.

The Michaels Organization, a real estate company also in Marlton, has applied for $79.4 million for the project and expects to occupy 101,511 square feet. It anticipates bringing 275 jobs to Camden.

The development also includes amenity spaces, structured parking and an outdoor piazza overlooking the Delaware River that can accommodate 1,000 people.

Last fall, the same three partners bought the Ferry Terminal building in Camden – apparently just the beginning of their investment in Camden. They are considering investing another $100 million in new apartments and a hotel along the city’s waterfront, according to a statement.

Camden Tower could be completed by August 2019.

I am more excited about the project at this new scale the ever before. This now appears to be a project that is wmrket appropriate, still transformative for the Camden waterfront, and would actually lead to further development of other lots in Camden in the near term - which is what Camden really needs.

The original proposal with two 100m+ towers would not have had nearly the same effect on the larger Camden area. Not to mention, even if the building itself was very attractive, it appeared way out of place and seemed like it belonged on the other side of the river. And given the historical market in Camden I imagine it would have been standing alone for a long time.

The original proposal was not realistic. But are there other waterfront lots where taller towers like those proposed could spring up if the economics ever make sense? I hope something like that sees its day. Even if that day is far in the future. Nice views for a revitalized waterfront and Penns Landing too such as is proposed with the Philadelphia park cap.

I like this design. But then again, I'm bound to like anything by the water.

Is it just me, or does the one building look like a miniature Aramark Tower?

Urbanthusiat Mar 12, 2017 7:06 PM

^thats what I was thinking. I like the plan, it's a good scale, and NJ seems committed to revitalizing Camden, which is great. There are plenty of lots left in Camden for taller, flashier towers when the market can handle it. This is fine.

allovertown Mar 12, 2017 7:35 PM

Yea honestly it looks pretty good. Obviously the original plan looked much better, but I thought that would never happen. The fact that this is happening and so soon, is incredibly unexpected and the design is far from terrible, the park is a nice asset and it looks roughly 1 million times better than the parking lot that this is replacing.

Ummm , mentioned this a few days ago .

I would like to think you read my post on March 11th. and just embellished upon it , which makes me smile . But if you managed to think the same about the building in
question , I am happy to read I am not alone in my thoughts about both buildings .....

[QUOTE=SJPhillyBoy;7737165]As each new rendering of the Camden Waterfront development is updated and released, it just becomes less inspiring, more generic, down graded in design and really nothing exciting. Plus NJ is giving away hundreds of millions in corp welfare to move NJ companies just a few miles into Camden, creating no new economy for NJ.

Yes , if the down grades continue , they will wind up with a Wendy's next to a Burger King . I liked the first published renderings
that had one building up over 400' but was cautious about jumping on the Camden band wagon because it looked a bit far fetched .

In this latest rendering , the shorter of the two buildings reminds me of Aramark and to be honest I never liked that ugly mother
either . What I would really like to see , one of the Phillies farm clubs moving into the old Campbell's Field .....

Was that in a different thread? Cause I don't see that up there.

Camden has bones to work with but it needs a critical mass of "shit to do" before people will consider living there. I know this because I currently live there. We desperately need more bars, restaurants, and shops before I would consider living here again.

I hope that this project with more more than 1,000 new jobs, a hotel, and an apartment building will go a long way towards making that a reality.
