I wonder if their development at Van Buren/5th will be a catalyst for development up Grand? This could be the project we need to get that Western portion of Downtown/Grande moving.

They have cleared the area, there are renderings out for it, and theb building that occupied that corner burned down. I have more confidence for that development than the Central ant Thomas one.

But Toll Borthers claims both should be under construction next year and finsihed by 2020. so we'll see.

On the topic of anticipated construction, I was snooping around and went to the CCBG architects website and found a rendering of McKinley Court (NE corner of 3rd Ave and McKinley), not sure if we've seen any yet. Website says construction anticipated before end of 2018. There are open permits for this site as well. Fingers crossed we see something soon!

CCBG usually does a good job at trying to match the area's vernacular architect. It definitely fits with the area.

Yes, those have been in the works for a while. I posted the site review plan a few months back, but I haven't seen the rendering. These look pretty good and almost have a Metrowest townhome look to them. Good design for the area.

• A nine-story multifamily residential development on the southern portion of the property.

• A 2,000-space parking structure in partnership with the City of Phoenix through a Community Facilities District.

• The new $100 million, 200,000-square-foot Creighton University health sciences campus, which will bring a four-year medical school to the property as well as serving several other medical disciplines.

• Redevelopment of the just-purchased 193,000-square-foot building into modern office and retail space.

• And, the potential for additional mixed-use development that could include more multifamily construction, a new hotel, senior living and entertainment uses.

^ Jeez, that price per acre sounds like a fire sale.

Midrise residential will be alright, altho nothing special. I thought that market was tapped out in any event.

Are they tearing down the apartment building on 3rd Avenue? I thought this was only for the vacant land.

combusean Oct 11, 2018 7:38 PM

Yes, the existing McKinley Court is on its way out.

It's going to be 5. Unless you're talking about the one proposed down on 3rd Ave n Fillmore? I think that was at least 10 stories...

I think Obadno was referring to the 3rd/Fillmore Aspirant project which I think is now up to 17 floors the last time I read.

Do we have a rendering? and yes I was talking about Aspirant

combusean Oct 11, 2018 8:56 PM

McKinley Court is 5 stories on the NEC of 3rd Ave and McKinley, demolishing the old apartment complex by the same name.

Aspirant is 17 stories on the NEC of 3rd Ave and Fillmore just includes the former ASU parking lot and neither of the apartment complexes to the north.

Central Station

Unfortunately the message board favorite Davis proposal did not win the Central Station RFP. The City recommended awarding to "Electric Red Ventures, LLC, an Arizona limited liability company and wholly owned affiliate of Medistar Corporation."

https://www.phoenix.gov/financesite/...%20-%20CST.pdf

Interested but apprehensive to see what they proposed. Medistar's website shows them mostly having done suburban-style medical offices. And I don't think they've done any work in Arizona. However, they do have a two-tower project under construction in the Houston Medical Center. Thread is here: http://forum.skyscraperpage.com/showthread.php?t=210663. If we got something like that it would be cool.

Rant:

What the heck is wrong with Phoenix? This really needs to be a signature development. Any of those renderings are just so-so. They would be OK for a 300' run of the mill development, but this RFP demands better than this. I bet we see another dismal proposal similar to SmithGroup's...just not oval shaped. I'll reserve my judgement further, but I'm not going to hold my breath on this one.

Edit: I wonder if Davis went back to the table with their original proposal with just a few minor changes? It will be interesting to see what was proposed from all three developers.

Ill wait before getting upset, all of the articles about this second RFP and the people involved sounds like they are goiong to demand a major project for this parcel, the city knows downtown has become desirable, they have half a dozen towers under construction right now and I dont think they'll just allow this to be some smallm project.

But Ive been wrong before.
