Knowing chick fil et I don’t think they’ll have a dense footprint it will be a super lon drive through line and it will be full. All. The. Time.

There were a couple plans for programming that lot, the one I think is most likely is two drive throughs on either N/S side. About the worst development option imaginable, but the ship sailed from 7th Ave decades ago.

No one paid attention (and some even argued) when I answered this question before so I'm not really expecting much different this time.

I used the Assessor's website to determine the footprint of all those lots is about 64K square feet.

Chick-Fil-A has a location at 31st Avenue and Peoria and that lot is 52K square feet. Not all that different.

Anyone who's "hating on it" should drum up some money and develop what they think is better. This site is extremely useful in so many ways but the amount of complaining here is unreal. :shrug:

Please read my question again. I didn't question if they were building a Chick-Fil-A. I asked what they else could be building along with it as the lot is 2 x's the space they need for one.

The lot you mentioned in the assessor site is not fully taken up by Chick-Fil-A. It takes up about 2/3 of it with a still undeveloped pad on the southern portion. Since the lot on 7th is larger than this by 12k, there's definitely room for another pad.

Instead of being drawn into an argument on this, I'll just pull a records request on the project. I don't really care for projects of this size, but I was just curious as to what else could be added to the lot. Nothing more.

I mean no offense, I love the highrises going up, but is it so hard for Phoenix to ask for some unique and iconic architecture?

A building you can look at in a magazine halfway across the country and say, "Oh, that's from downtown Phoenix!."

I'd rather get a realistic building with realistic rents that actually will go up instead of a silly pie in the sky. 425' is still ambitious for this site, especially given they have the whole 2.2 acres to go up that high.

The height you guys read were an estimate I came up with due to the proposed floor count from the records request I received. I based it off 39 floors (I think that is right without looking it up) with average floorplate spacing, lobby height, parapet, etc.. But it's not exact and could be a good deal shorter depending on the floorplate size.

No, no, no, I agree. Give me a kickass tower with below market affordable rents for the average folk and I'd be happy.

"Iconic Architecture" is always a tough thing to ask for. Buildings become iconic over time for any number of reasons.

That said, it would be nice to see something better connected to place, and an attempt at a crown or a roofline that generates some interest, especially with it being a counterpart to the Westward Ho, which is a genuinely iconic building. Curious how they will approach that relationship.
