^^^I really hope we get another tower instead of town homes just south of One museum park west. I know it will be hidden unless they go taller. but just seems like to prime of a spot to build lowrises.
Referring to La Baron's first three photo's. Cool shot's by the way. |
The townhouses are because Central Station is out of units. They've built (or requested) all the PD allows.
|
^ I personally hope they can either 1) go back and amend the PD with added units, or 2) lower density in the final Grant Park fronting tower - likely by having it go all or mostly condo, to be able to build a tower there. I'd actually prefer 1 because I believe the building directly at the corner of Michigan and Roosevelt is very appropriate for a very dense building with at least a good proportion of rental units.
There is something that just doesn't feel right about townhomes directly backing the tall south Grant Park wall......at the very least I feel should be a mid-rise if not something 20-25 stories...... |

^ Yes, so now imagine that, but only with the first 3-4 stories..........would be just very awkward imo......
|
^^^ I say whatever, eventually downtown will be out of vacant land and all these South Loop townhome projects will be crushed as rising demand around them collapses the NIMBY will to resist and we will get much much bigger buildings than we would now. It's a lot easier to buy up and wreck townhome developments than to try to acquire a 15 story fugly condo building and raze it. The main problem is ensuring that the HOA for the townhomes isn't tied into the surrounding condo buildings so they can't wage a legal battle that way against redevelopment and upzoning.
|
^The problem is that most of us are impatient and would like to see our city become a vibrant Utopia before we die. No time for townhomes.

I wish Vinoly and/or the developer would have the guts to leave off the 'architectural coating' on this one....

When something goes CRASH - these guys run towards the sound. |
Are my eyes deceiving me or is the southwest quadrant of the building missing? Isn't that where the parking is supposed to go?

I believe it was previously mentioned a few months back that they will install a 2nd tower crane around October to begin work on the parking structure area in the SW quadrant.

If its not a giant precast garage then its probably a staging thing. Build the tower totally separately from a structural standpoint so you can launch the tower and then come back and build the complicated garage ramps and floors while work continues on the large tower above. We all know how long podia can take to construct, just look at River South tower 1. Now imagine being able to do that while the rest of the tower is rising at full speed.

One Grant Park Becomes Part of the South Loop Skyline
One Grant Park, from 27 Jun, becomes visible above the trees as part of the South Loop skyline, seen from the NOAA Webcam located on Lake Michigan.

I don't know that I've seen a rendering of the Indiana side of the building to see where the actual main entrance is. |

Is that blue forming going to wrap around the building as it rises?
|
Are those plates thicker than usual? I know iv'e brought this up before but how much thicker does it have to be for a resteraunt floor to a residential floor of a building of this size. They just look offly thick, but i could be wrong.

Its hard to picture a tower at that corner that will be like 160 feet taller than OMP, and then a taller tower next to it. Go south loop. Can we get 1000sm going already.

^^^ Love the view.
It looks like the photo was taken from around Clark & Congress? |
I feel like the South Loop projects will be some of the most transformative in the neighborhood because of the impact on the skyline. This should really help form a better critical mass for more development in South Loop.
|
I just want to see that plot south of Roosevelt light up.
What I really want is some us billionaire to lay his dick down and build the Illinois there. |
