Wolf Point's second tower to rise 66 stories
http://www.chicagobusiness.com/reale...ise-66-stories

By Ryan Ori J G

Wolf Point's developers are planning to launch construction of a 66-story apartment tower in early 2017, the second of three planned towers on the riverside site near the Merchandise Mart, in early 2017.

Wolf Point East will be a 750-foot-tall tower with 707 luxury apartments, according to the AFL-CIO Building Investment Trust, an investor in the first two phases of the development. The tower will be 66 stories.

Crain's first reported in April that the tower's developers, a venture led by Hines Interests and Joseph P. Kennedy Enterprises planned to break ground on the second tower in the first quarter of 2017. At the time, specific details of the project were not disclosed...

Looks oriented east-west. Interesting...

Domer2019 Sep 29, 2016 10:44 PM

^ Not a new development in that respect ^

A side-by-side for your scrutiny.

Remember that the west tower was originally going to be 525', but it ended up being 493'. All they have to do is shift around mass and other variables. Also, from recollection, they're not even using all the density they actually could.

Edit:

And despite the asymmetry of having 1/3 towers oriented differently, this old rendering shows why it's valuable: the river view looking west.

Views from this new tower are just going to be jaw dropping. I'm surprised they aren't at least throwing a little bit of condo in there.

And unlike Jarta, people who would buy condos here won't lose their views later down the road.

the rendering released is quite small, but it seems like there are some steps in the facade and setbacks at the top that will keep it from being a straight-up box.

from what i can tell from that tiny image, i think i like it better than either of the two preliminary iterations released in the past. we'll see. we need a normal sized rendering.

BVictor1 Sep 30, 2016 2:40 PM

It seems to be a series of rectangular planes sandwiched together, which is not all that dissimilar to the west tower, but only with lighter glass and being 260' taller.

It looks like Wolf Point West really set the tone for this project as hoped – I see a combination of bKL's influence with the art deco setbacks of the revised Pelli designs.

Steely Dan Sep 30, 2016 3:38 PM

at 750', wouldn't this also be the tallest 100% rental building in chicago?

i know we have some taller mixed-use condo/rental buildings, but i can't think of any taller all rental towers in the city.

harryc Sep 30, 2016 3:48 PM

OMFG looks like they are going to destroy the last of the natural riverbank.

think of the ducks !

rlw777 Sep 30, 2016 4:06 PM

Wolf Point East doesn't look to bad. Definitely taking queues from WPW and maybe 150 N Riverside.

I really hope they change things up a bit for the south tower and design something that respects it's prominent location. I don't want to see a big fat rectangle at a harsh right angle to the main stem of the river.

KWILLSKYLINE Sep 30, 2016 4:15 PM

Didn't someone justcomment a few weeks ago how sick 150 would have been if residential was incorporated. Well.... here you go. WPE definetly has similar qualities. What a view it will have.

Chicago Shawn Sep 30, 2016 10:25 PM

The new orientation of WPE will also provide a perfect visual cap to Orleans Street when looking south. The visual impact is going to be very significant.

Depends on if this or the Vinoly (1200 S. Indiana) starts/finishes first.

It may be one of the largest by unit count though.

Never thought about that. Good pick up on that.

Visual caps really add a certain attractive and, in my opinion, awesome enclosure to view corridors. They enhance the cityscape.

Absolutely. And once there is a plausible proposal for the Post Office, we could have magnificent bookends for the main branch of the River.

The developers behind the multi-tower Wolf Point complex are planning to launch the construction of a 66-story apartment tower in early 2017 – the second of three planned towers on the riverside site near Merchandise Mart.

Wolf Point East will be a 750-foot (229-meter) tower with 707 luxury apartments, according to the AFL-CIO Building Investment Trust, an investor in the first two phases of the development.

According to a report from April, the tower's developers, in a venture led by Hines Interests and Joseph P. Kennedy Enterprises, planned to break ground on the second tower in the first quarter of 2017. At the time, specific details of the project were not disclosed.

Initially, the second tower was intended to include a mix of office and residential space, but with apartment demand soaring, the developers opted instead to have the entire 66-story building be residential.

The venture capitalist, which invests in real estate on behalf of union workers' pension and retirement plans, did not say how much it is investing in the second tower. The trust made a $34 million equity investment in the 48-story Wolf Point West apartment tower, which it said cost $160 million. The 509-unit tower was completed earlier in 2016.

The $360 million eastern tower, designed by Pelli Clarke Pelli Architects, will include 40,000 square feet (3,700 square meters) of amenities, 198 parking spaces, and 3,000 square feet (280 square meters) of ground-floor retail, according to a recent statement by the backer. It is expected to be completed by December 2019.

“Wolf Point East will not only be another beautiful addition to Chicago's skyline, but it shows what can be done when labor invests in itself,” said AFL-CIO Building Investment Trust President Mike Stotz.

With underzoning obtained for the three-tower development, the final tower at the southern tip of the Wolf Point site could be as tall as 950 feet (290 meters).

^Is that about the above? That looks really nice. Looks like a thinner 150 N minus the structural core base.

It's also about the fact that the tower is less dense and 100' shorter.

Notyrview Oct 5, 2016 12:32 AM

omfg another fucking height reduction wtff

Then make the south tower 100 feet taller, and edit: no spire actually.

Edit: Also WTF

The original plan also called for a café/restaurant at the Riverwalk level on East portion of site. While the proposed tower includes the café/restaurant at plaza level of East Tower making it more accessible to the public and serves more as a neighborhood amenity

I think that at least in this case the bar is being raised by bkl. if WPW were by SCB there's no way we'd being seeing such a good revision of WPE.

BVictor1 Oct 5, 2016 4:33 AM

Steely, can you change the floor count to it's pathetic new number too please?

I think there's a mezzanine or two.

I think a lot of this is driven by the tightness of the site and view corridors required for the sister towers. Unfortunately that dynamic doesn't come into play so much on an ordinary block.

Skyguy_7 Oct 5, 2016 2:26 PM

Sad about the height chop too, but its narrow E-W profile will still make for a good aesthetic. I'm just now seeing its resemblance to 111 W Wacker, though when comparing the two, 111 will appear rather juvenile. Well done, Pelli.

Zapatan Oct 5, 2016 4:00 PM

I know we're all height freaks here but I think 675' might actually fit into the area better since there are so many neighboring building in the ~750' range. A little variation is better than a plateau. At least the tallest still looks to be 950+

Skyguy_7 Oct 31, 2016 4:20 PM

^Wow, typical jaw-dropping shit, Nick!

Hey mods, as stated earlier, bid drawings are out for WPE, and elevation is 663'-6".

It's a beauty of a tower and is so reminiscent of 150 N Riverside. I love that they're in the same vicinity.

SamInTheLoop Mar 8, 2017 3:56 PM

Great to hear WPE is on track for groundbreaking in a couple months....really looking forward to this one!

Arranging debt construction financing for downtown apartment projects has certainly gotten much more challenging than it was 2-3 years ago, but there are certainly at least a handful of developers that are going to be able to pull it off still this year.....

TimeAgain Mar 8, 2017 6:41 PM

Really hope it starts in May. I'm finally starting to get impressed with all the cranes in the sky. Time to keep this momentum going.
