Yeah agree the forms are pretty banal - but I think the copper is :cheers:. These are 40-50 floor condo buildings and I think think they are batting over .300 for that genre.

The awkward form is pretty similar to 465 N Park actually, which I weirdly sort of like.

Yes...both these are not very graceful by any means in there dimensions. The bigger building might be the shortest looking 550ft building I have seen. The glass might be there saving grace though because at least they strayed away from the repetitive variations of blue.

they both could use one more setback culminating in some sort of crown, but that still might not solve how squat these look.

I mean i don't know about background towers... the smaller one yes but the larger one is straight on center unobstructed views of the lake and nothing will be in front of it so its kind of a hard tower to fade in the background...If this building could of been a little more interesting in design and had some height closer to 700ft range would of done a world of difference.

Yes they totally remind me of 465 N Park! That tower has the exact same problem... if they were all maybe 100 ft taller it would be such a dramatic improvement.

That said, if I had to say something nice about these towers, I do like the glass. Nice to see something that isn't a plain sky blue. The contrasting gold/brown glass gives them an interesting 80's vibe, in a good way.

Shame it isn't taller OR more importantly, doesn't have a higher unit count. I suppose it adds a bit of symmetry to the area (from this angle) but IMO, seems a little blunted by the surroundings. You also have that sore thumb tower sticking out on the left.

Like some said in the past, nothing but a filler. Which is a shame when you consider the location, ya know? I mean prime waterfront (lake) views, and they squander it with underwhelming towers.

This is a whole complex including Parcel I. If that gets built it'll be the signature tower.

I guess there could've been several very tall buildings in such a prime location though, like Hudson Yards.

Anyone think it's weird that the taller tower is the one adjacent to the water? You'd think the smaller one would be to not be totally blocked view-wise.

There is a vague plan to put a public school there, but CPS needs to pay for it.

In the meantime Magellan recruited GEMS to open a private school in the neighborhood, but this does not absolve them of the requirement for a public school as well.

My guess is Magellan will complete the last phases of LSE (Sites I and O) and will donate the parcel to CPS so they can close out their obligations.

CPS will continue to be broke and will not want to spend the limited funds they do have on building a new school for rich highrise-dwelling kids, so they will eventually sell it back to a developer and net a handsome profit. Eventually, townhomes but with several extra steps.

If Rahm was still mayor he would probably find funds to build that school out of some TIF pot somewhere. Lightfoot doesn't really seem interested in building much of anything in terms of public works or infrastructure, and she doesn't connect the dots of "building a new school" with "attracting and retaining middle-income families downtown".

I'm not aware of any plans/rumors that the public school was supposed to go into that unused corner where the Cirrus sales center resides between the Shoreham and Lancaster buildings, but rather the only place I've ever seen it was as a placeholder in the north/east corner of the park itself. . .

Chicago has a knack at making certain 500ft plus buldings look short and stubby... just like lakepoint tower is shortest looking 70 story building you will see

That's because it's literally the shortest 70 floor building on earth. Chicago actually holds the record for shortest X floor building in several size ranges.

On the bright side, Lakepoint Tower, among other stubby towers, make for a more dense-looking skyline at night.

I think if there are crowds heading inland after an event, they would just continue through the tunnel to LSE park on the lower level, rather than going up a narrow staircase. Then they can fan out to various access points to continue east (Field Blvd, 2x Aqua stairs, elevators in the Village Market, etc).

The real value of the stair is for the many random tourists who end up on Harbor Drive trying to walk to Navy Pier. All you need is one sign directing these folks down the "hill" past Cirrus and they will end up at DuSable Harbor where the new flyover takes them the rest of the way. Reopening the stairs on the LSD bridgehouses will help to bring people from the riverwalk to Navy Pier too.

They really should find a way to better connect the river walk to Navy Pier. LSD makes it such a mess for out of towners to figure out how to get from the river walk/Michigan Ave to the Pier. Its like a tourist black hole over there

You know many have opined on the choice of which color, brown or beige, was placed closer or further from the lake on which building .. but in the above picture they appear to play perfectly off their neighboring buildings that abut them exactly from this view. That may or may not have been done intentionally but it clearly was the best choice.

^^ If they could keep the top open like that - the gap on the 3rd level down. Not only is it the buildings own private lakefront deck, but the condos above become even more exclusive.
