NEW YORK | NOVA (41-05 29th Street) | 290 FT | 24 FLOORS

New flatiron tower proposed for Court Square, Queens.

Market slowdown be damned, Long Island City continues to pump out new projects faster than pretty much any neighborhood in the country. Now with the rental market more than saturated, especially with Tishman’s 1,800-unit Jackson Park development coming online, several developers have turned their sights towards building condos. The latest to surface comes in the Queens Plaza area where SB Development Group and Heritage Real Estate Partners are hashing out plans to build a 100,000-square-foot condo...

Construction permits have not been filed but in December, the developers submitted plans to demolish the humble 2-story building on-site that once held Dena’s Coffee Shop. According to The Real Deal, the developers picked up the land and air-rights assemblage in late November for $15.5 million. They’ve enlisted the local architects at Fogarty Finger whose portfolio of LIC projects include The Lanes, The Jackson, Baker House, and Five27.

Pre-filing permits have been submitted for a 24-story mixed-use building at 41-05 29th Street in Long Island City, Queens. The site is at the heart of a burgeoning downtown area quickly establishing itself along Jackson Avenue, Northern Boulevard, and Queens Boulevard. SB Development Group is behind the project.

The 290-foot tall structure will yield 69,980 square feet within, with 66,940 square feet dedicated to residential use, and 2,050 square feet dedicated for ground-floor retail use. 84 apartments will be created, averaging 797 square feet apiece, indicating larger rental units.

Duly noted. TYVM.

LIC is on a building spree with regards to developments hitting the hard cost stage. A lot of towers have broken ground in the last 2 months. By the looks of it, the pipeline is also growing.

Towers like this are the bread and butter of NYC Construction. Often the smaller, not as noticeable high rises or even mid rises, yet they add a ton of units to the market over time.

Sunnyside Yards, here we come!

I had created a thread for this a while ago, HERE.

I like this much, much more than the initial renderings.

Submariner Feb 26, 2020 5:43 PM

Since moving out of Astoria, I haven't been back much. Is the green area in the renderings where the pit for the ESA tunnel boring machine used to be?

tdawg Feb 26, 2020 8:07 PM

I think the developer is taking some liberties with the rendering. I don't believe that green space is actually there.

Busy Bee Feb 26, 2020 8:19 PM

In other words exactly like every other rendering.

After sitting idle for the last 15 months or so, there is renewed activity on this one.

The new Queens Plaza Park is being constructed over the closed air hatch to the east side access tunnel. I believe it’s just under an acre in size and would allow a visual from northern boulevard.

NOVA Condominium Tower Tops Out At 41-05 29th Street In Long Island City, Queens

Quote:

Construction has topped out on NOVA, a 24-story condominium tower at 41-05 29th Street in Long Island City, Queens. Developed by SB Development Group, the building will yield 84 units and ground-for retail space. The homes will range from studios up to three-bedroom layouts, and each floor will support no more than five condos.

NOVA is designed by Fogarty Finger, whose New York-based design studio drew inspiration from Manhattan’s iconic Flatiron Building. The new tower, which features a similar wedged shape, is clad in pale brick masonry, floor-to-ceiling windows at the ground floor, and a typical punched window system beginning on the second floor. The top floor will feature an open-air roof deck and indoor lounge with panoramic views of the Long Island City skyline. Additional amenities will include a library with an attached terrace, a fitness center, a children’s lounge, pet grooming areas, and bike storage.

Modern Spaces is the exclusive sales and marketing team for available homes at NOVA.
