Did the zoning app list architect? Onni has a history of working with Pappageorge Haymes and HPA for it's resi projects in Chicago.

rgarri4 Jul 26, 2023 8:40 PM

Looks like Goettsch is the architect.

This is amazing. Between this, the casino, and Halsted Pointe, the skyline is going to make a major move away from the Lakeshore.

Superb. The Chicago Ave boom continues, pushing to Ogden. With the towers on Ogden/Fulton also planned (600'+), the urban core is emphatically jumping the river. Also an Onni project, so it will probably get built fast. Onni - the JDL of Canada :)

Am I correct in assuming this development goes by the name of Waterway Residential from the PD #1399 doc?

. . .

Tom In Chicago Jul 27, 2023 5:06 PM

Also it looks like there are only 5 discrete buildings, while that 11 storey building is actually part of the 56 storey building T-1A on the PD. . . unless I'm missing something. . .

. . .

It has no name at the moment. Waterway residential is just a zoning designation for planned developments located along bodies of water

Ah, good catch!

Between this, Halsted Pointe, and what Shapack is proposing we're talking about 6500 units proposed right there. Plus the Bally's Casino hotel. I think this is 10+ high rises (many of which are 400-600 feet) proposed for this area now..

Randomguy34 Jul 28, 2023 3:22 AM

^ Bally's PD allows for 6000 units, so combined with all the other proposals that's 12,500 units in an area that's roughly 80 acres!

Wishful thinking probably, but I would love to see the city get their shit together for a North Branch transitway.

Holy crap!

With an average occupancy of 1.5 residents/unit, that would translate to a population density of 150,000 ppsm!

Crain's spotted the PD application too. Not much in the way of info we didn't already know:

This is right next to Goose Island, awesome news if all these towers get built.

Onni gets shit done.

lakeshoredrive Jul 28, 2023 8:39 PM

I hope we can get a rendering soon

It’s on Goose Island actually on the SE tip of the island. Not easy to see because of Halsted but take a look of satellite image

No it is not, you have it confused with Halsted Pointe

The Lurker Jul 31, 2023 4:05 AM

^You're thinking of Halsted Pointe maybe.
This is a different proposal. It's sandwiched between Goose Island and the Bally's site along Chicago Ave.

It seems the North Branch will be the next frontier. This area could be a beehive of activity in a year or two but It'll take a decade + to get all this built.
