"For years we have had concerns about the fate of the vacant lot at 814 N. 5th Ave (next to the Teapot Coffee Shop). The lot is owned by the City of Phoenix and had a home on it that burned down over a decade ago. Last year the City issued an RFP and just announced the results of that process.
Roosevelt resident Matt Seaman, and his firm MetroWest Development is the successful proposer. MetroWest plans to move the historic Sargent Oldaker House from the southeast corner of 3rd Ave and McKinley, to the 5th Ave vacant lot, allowing more dense development on 3rd Ave.
This is a great step for the neighborhood, but unfortunately there are still many hurdles to overcome.
First, The City wants MetroWest to pay for the lot based on a current appraisal, and we all know what has been happening to property values over the last 6 months. A new appraisal may put the price of the lot out of reach. Second, all the construction along 3rd Avenue greatly complicates the physical logistics of moving a home just 3 blocks. RAA will continue to work with the City and MetroWest in an attempt to save the Oldaker House, and fill in an unsightly vacant lot"
This is great news and hopefully comes to fruition as it is a win-win overall. Empty lot gets filled up, historic home gets preserved, and then leaving behind an empty lot on 3rd Ave and McKinley ripe for dense development.
