That's true Astra would be about four blocks away. The building heights are the highest from Central west to 7th avenue I believe.

Intriguing site to say the least with a lot of potential.

I have heard there are environmental problems with the Milum site due to its dry cleaning use and that there will be remediation costs that are problematic.

That doesn't seem accurate. They tested PCE levels on site years ago and it wasn't any higher than the background.

Seems like it would be great use for a tech company. Tuft and needle is across the street, I could see them putting good use to it. So across the street by the churches. I see a gate around an empty lot, anyone know of plans there’s? Seems like a prime triangle lot of they can knock down the Churches, churches could always go back in for retail, or better yet Popeyes. 😀

Took a ride around this weekend. Mercer is looking really nice. Hyatt Place blends in well with the Orpheum Lofts, the sign and everything is up, looks good and gives some depth looking down that street. I walked through 810 bowling, looks real good as well, might be my spot to watch football!

I was impressed how busy downtown was this weekend, despite the rain. The plaza at Cityscape was lively and plenty of people were strolling around the core. With ASU students back in session this week, the campus area also had noticeable foot traffic.

25 townhomes going in at 7th and windsor. Looks like two or three houses are going away. I've been wondering when someone will develop that lot for years and years.

This has been in the works for a couple years at least. I believe minor site work (demo/minor grading?) started a long while ago and then stopped. Are you saying it's under construction now?

I found it, 7th ST south of Thomas. Speaking of the general area. With the Edison filled. I’m surprised they haven’t continued construction on the second half. Especially if they still plan to go woodframe, the parking garage is done. All they would have to do Is build the condos on top. Any word on that at all? Maybe they do plan to build better quality for the second half?

This is great news and hopefully comes to fruition as it is a win-win overall. Empty lot gets filled up, historic home gets preserved, and then leaving behind an empty lot on 3rd Ave and McKinley ripe for dense development.

Revisiting this update from April. I haven't driven down 3rd Ave in quite some time but I noticed the historic Sargent Oldaker house was fenced up today. Has it always been this way or just until recently. Hopefully it's good news and it means the house will be prepped soon to be transported to its new location.

Also, confirmed the same others have been seeing regarding EcoPHX. The site looked pretty quiet and with no workers today.

With this project, and the one a little further south (NWC of 7th St & Sheridan taking out a few buildings including bikini beans), I wonder if there are other similar projects in the pipeline or developers doing fact finding/due diligence in this immediate area. Techniprint on the SEC of 7th St & Virginia must be hurting these days and may eventually sell (but maybe not), combine that with the 2 empty lots to the south of techniprint, maybe there's another slightly smaller townhome or apt development possibility. Now, about bandaids...

The guys at Bikin Benas and that old church have been in civil for the last couple of months. Flow tests and vegetation removal. I think that might start demo in the fall.

Also, someone looks like they want to build across from George and Dragon.

I'm not crazy about the low density but anything that demolishes single family homes and fills vacant lots is great news.

The site next to the Coronado Hotel on 1st Street has more construction signs and tarps up on the fencing. Seems like something is imminent.

Also, not sure what is going into the little building just to the north of that site, but the renovation looks outstanding. They just put up a nice canopy this week. Looks like it could be some kind of cafe. Don't remember if there has been any news on what is going in there.
