MIAMI | Miami Station | 539 FT | 41 FLOORS

This project called LOGIK was supposed to be a 35 story office/condo development when it started construction in 2008 & then the real estate crash stopped it until now.

The site has been dormant until the All Aboard Florida train station was announced & this site sits across the street from it.

Krystal Tower (formerly Logik), plans to launch sales in November and begin construction ‘this winter’.

We reported earlier this year that Logik was being relaunched as a residential project, years after an office tower being built on the site halted midway through construction.

Brazilian real estate development and construction mogul Rodolfo Ishak is launching a new 35-story, 153-residence condominium known as Krystal Tower in Downtown Miami. Located at 530 NW 1st Court, Krystal Tower is the latest development announced for the area where a transformation to one of the region’s most significant transportation, entertainment, shopping and business hubs is already underway.

Krystal Tower will provide a combination of upscale living and luxury amenities with larger floor plans and more attainable pricing than current offerings in Miami’s burgeoning urban core. A collection of 1-bedroom, 1 plus den and 2-bedroom residences averaging 907, 1,050 and 1,330 square feet respectively will be offered from the $200,000’s.

One of several projects set to alter the neighborhood landscape, Krystal Tower is conveniently situated adjacent to All Aboard Florida’s proposed Grand Central Station and is mere blocks from Miami Worldcenter’s world-class retail, hotel and convention space, as well as important cultural and entertainment destinations such as Museum Park, the Adrienne Arsht Center for the Performing Arts, Bayfront Park and Amphitheater and American Airlines Arena, among others.
One of the best-connected addresses in Miami, Krystal Tower is easily accessible at the junction of Interstate 95 and Interstate 395 and just minutes from the Port of Miami and Miami International Airport. Construction is slated to begin this winter and is scheduled for completion summer 2016.

The Krystal Tower sales center is located at 28 West Flagler Street, Suite 330 in downtown Miami and will open November 1.

Isn't Krystal a southern fast-food joint? Kind of a weird name for a condo tower.

Miami Station Tower Is Replacing Krystal Tower

Krystal Tower is being reincarnated as a new project called Miami Station Tower, likely a rental.

The owner of the property finalized a new deal with the county last week that would bring utilities for a residential project on the property. Krystal had been stalled for some time.

Miami Station Tower will include 153 apartments and 4,989 square feet of retail, the paperwork states. That is the same number of units that had been planned at the Krystal condo tower.

Architect GliddenSpina has also changed the name of the project on their website to Miami Station Tower.

so will they build and continue on top of the existing structure? or will it have to be demolished?

I think it's one of those cases where the existing property that was stalled resumed back to life once the market was strong again and under a new sales entity. But I don't think they would start again from scratch meaning demo and a modification to the foundation. That would add a lot to the costs and add a big chunk to the time table.

It was renamed and the unit type was changed from condos to rentals.

That is the MiamiCentral Station office building accross the street from Krystal. Krystal is still the same 5 story empty shell it has been for 10 years.

Krystal Tower Resubmitted With Office & Residential In 32 Stories

Overtown’s Krystal Tower site was sold late last year, and the owner has submitted new plans to develop the property.

Krystal Tower 2 will be built above an existing 5-story shell that has been in place for over a decade, when another developer pulled the plug during construction.

The new tower is proposed to rise 32 stories, or 390 feet. It would include:

154 residential units (on floors 20-32)
79,180 square feet of office (floors 10-19)
251 parking spaces (floors 2-8, 30% reduction for TOD)
Charlesville Develeopment Corp representing BH 18 Investments, LLC as the applicant and Krystal Investment Solutions LL, as Owner submitted the application, which is set for review by the Urban Development Review Board at a meeting this month.

Studio Baigorria is the architect.

Demolition Permit Issued At Site Where 539-Foot Miami Station Planned

A demolition permit was issued yesterday at the site where the 539-foot Miami Station office and residential tower is planned.

City records show that the demolition permit was approved on February 11. It was pulled by the contractor on February 14 and is now active.

A 5-story concrete shell has been on the property since the mid-2000s, and will be demolished at a cost of $153,930. The BG Group is the demolition contractor.

The Logik office tower was once planned on the site and was halted during construction, leaving the empty concrete shell since then.

Developer Related Group is planning a 41-story tower called Miami Station with the following uses, according to a UDRB filing:

200,234 square feet of leasable office space
309 apartments
8,508 square feet of commercial/retail space
510 parking spaces
The tower height on the UDRB filing was listed at 459 feet.

Later, Related filed plans with the FAA increasing the project height to 539 feet above ground. It isn’t clear where the new space will be allocated, or how many floors it will now have.

There does not yet appear to be any construction permit pending for the new tower.

ODP is the architect.

There are major new developments either under construction or planned in nearly every direction from the Miami Station site, including Block 55 across the street.

Oh my, this is a vast improvement if this is what ends up getting built. Interesting that we don't see any balconies for the residential portion. I wonder if those are on another side not included in these first renderings.

Doesn't look like they will included. Enclosed. Here's a rendering of the backside.

This site is cursed.

chris08876 Jul 27, 2022 9:48 PM

Hopefully somebody buys it. The project is shovel ready lol. They just have to clean the dirt and if it rains, remove the water. Yeah this is one of those buyer purchases project, plans in place, and needs someone to restart it.

Yeah the whole city is booming and I agree, cursed site. :haha:
