17th and Chancellor parking garage/Little Pete's site rezoned to make way for hotel

The Lantham closed this week. It's turning into apartments. So one hotel gone and another to replace it on 17th St. I live above the Nordstrom Rack on 17th St and the one thing about the hotels that are annoying are hearing the constant whistling for cabs that pierce through the walls and windows all day. Other than that, the foot traffic at street level at least keeps the city lively around that area.

Hmm...

Well...there are other garages I'd rather see develop first. I'd love to see the one at 16th and Samson across from Rumor fall next. A Hyatt brand hotel there would be GREAT.

That would be disappointing. However, here are two thoughts that are keeping me from getting too worked up over this.

1) This wasn't the most amazing proposal put forth. It wasn't particularly tall. And yes, the current garage is ugly, but it's still lined with active ground floor usage, i.e., it's not a totally wasteful lot in its current form.

2) Even if this does fall through, at least it's obvious that the owner has an interest in redeveloping this garage. Which is more than you can say about many of the other parking lot and garage owners who are all to happy to sit back and take the easy money. The first fall back is find another hotel operator. If that doesn't work, the owner can try apartments, condos, or office. The location is too good for just a garage and fortunately the owner is aware of this.

Hyatt Centric

New Center City Hyatt Is One Approval Away From Construction

The new property, to be developed by New York-based Hudson Hotels, will be branded as a Hyatt Centric and contain 300-plus rooms in its 12 stories. The hotel would go up in place of diner Little Pete's, a local institution for 37 years, and an adjacent parking garage. A zoning application is awaiting final approval and is expected to get it, according to Eater Philly.

The parcel, at 17th and Chancellor streets, is one of the last in the area not zoned for serious height. The owners of Little Pete's expect to be forced to vacate in summer 2017, and plan to seek another Center City location.

Hyatt Centric hotel plan at Little Pete's site to move forward

The developers of the proposed Hyatt Centric hotel at the current site of Little Pete's restaurant near Rittenhouse Square are moving forward with their project, with plans to present the development next month to the city's design-review board.

Chancellor Hotel Associates' latest plan for the project at 17th and Chancellor Streets is scheduled for a Civic Design Review hearing on Oct. 4, according to an agenda posted to the board's website Wednesday.

Chancellor said in October that the 309-guest-room hotel would be developed under Hyatt's boutique Centric flag after initially planning to build it as a Hudson Hotel-branded property. Changes to the design for the 13-story project since its most recent iterations include the removal of a planned rooftop restaurant, according to the plans.

The hotel would displace a parking structure that currently accommodates Little Pete's on its ground floor.

Pete's owner Pete Koutroubas​ said in an interview that expects to get official notification in October that he has nine months to leave, per terms of his lease.

He said he is looking in the Rittenhouse Square area for a new location, but may not be able to find something affordable.
