I work in the Financial Center, and the North Rotunda has been occupied for at least a year by an immigration center of the Lutheran Church. It is very multinational and adds a nice cultural aspect to the property.

It has been fun watching the TI work done to the South Rotunda.

It may just be a design trend. There's a new 3-story (I think) apts near PV mall that has a very similar design, with that same jutting out section. I believe it's just the lobby in that building.

Have you heard anything about a project at 16th St. & Georgia? I mentioned it above but I can't find any information and do not recall discussion here on the forum . . .

Just judging from the garage structure that is in place, I'm sure you are correct that some variant of this is what is going in. Thanks for the find!

I like the layout of their proposed "park improvements" for the adjacent park as well - I always question WHY we don't see more trees planted in groves this way as is commonly done in formal parks in Europe - it just makes sense in Phoenix to provide more shade!

Given the rendering and lack of any new development occurring as part of the renovation, I wouldn't get your hopes up. They can't do much to the parking lot without new structures fronting the street and drawing people into a plaza-like mall made from the original building.

A shame the 7th St/Roosevelt buildings were demo'd, as they were planning on renovating the entire strip. That area, through to the already-restored Bayless building, could've really been pedestrian-oriented and forced the City's hand in traffic calming measures, while also serving as a connection to Garfield.

I heard exterior demolition started on the Luhrs two story building for the Marriott 19-story. Anyone have pictures or can confirm?

I can confirm, I was by there last night and actually meant to go back today to take some pictures but woke up too late. :P

Did anyone buy a salvageable piece of that building? I thought about it the other day and realized I wish I could be there and strip one of terracotta columns for my living room.

Has anyone seen the final rendering of Marriott yet? All I have been able to find is the partial rendering of the first few floors. It would be nice to see what we are getting.

Seems like there would have to be something within the city... either a staff report for a city council meeting or something like that. If they're really under construction (I seem to think the land will sit for a while now that the building was demolished), they'd have to have produced some renderings for approval, not to mention all other civil plans.

I'm skeptical that this is actually the start of the project actually starting up. There's two parts to this, the first being the demolish and while yes that has to be done for the 2nd part, the construction to happen, we've seen it far too many times that it doesn't pan out.

I looked up the permit for the demolition that is currently happening and it's actually a semi-demolition, which makes sense with what I saw...which was that only the south side of the building was fenced off and the work looked pretty meticulous, not really "demolition".

Still kind of sad that the original structure has to go, but I think this a testament to the city working with developers (and probably some citizen comment) about preserving what we can. If some of that façade can be used elsewhere rather than just being hauled off to the dump, I find that reassuring if not ideal.
