It should be 800 + feet. Even with the modified base. Thing with some projects is the constant flip flopping between data concerning floors and height. Some say this, others say that, but the general consensus agrees that this is over 800 feet.

That old figure was when it was 50 floors versus the new 58. That was changed when the design received an update.

Design board OKs 58-story downtown tower with changes

Whatever you think of the shape of the new Rainier Square tower, a proposed 58-story complex at 1301 5th Ave. in downtown Seattle, a city review board mostly signed off Tuesday on the structure’s final contours.

Designs for the $600 million project show a tower rising at Union Street and Fourth Avenue to 850 feet, spanning Union from Fourth to Fifth avenues.

In contrast to a standard, block-like tower, the proposed building would start with a wide base and become slimmer at higher floors. Instead of a flat plane, the tower’s east facade would be scooped and taper upward like “an accordion,” said developer Greg Johnson, president of Wright Runstad & Co.

Previously the board had criticized the proposed tower’s scooped east facade for blocking views of the tapering white pedestal base of the adjacent Rainier Tower.

On Tuesday evening, the board said that a proposal by Wright Runstad and its architect, NBBJ, to start the scoop at the 7th floor instead of the 10th floor didn’t do enough to make the pedestal next door more visible. The board recommended the developer start the scoop at the 4th floor instead.

The developer’s revised plan also eliminates a curved indentation on the southeast corner of Rainier Square, according to Wright Runstad’s filing with the city, after the board said it “pales in contrast to the dramatic lift expressed by the Rainier Tower base.”

But the Rainier Square tower design retains a dramatic curved indentation 280 feet in height on the northwest corner that the developer says will be visible from the Space Needle and Elliott Bay. The so-called “carve” is also a modern nod to Rainier Tower’s tapered pedestal.

Now Wright Runstad will revise its permit application, for approval by the director of the Department of Plannning and Development. It still expects to break ground late next year and open the tower in late 2018.

Aside from the design changes, Seattle’s second-tallest skyscraper would offer luxury apartments that would be the highest in the city. The developer said its decision to put residences above 450 feet also means it must pay about $5.3 million to the city’s affordable-housing fund under an incentive zoning program.

In total, Wright Runstad will pay the city about $12.3 million in incentive-zoning fees to develop a tower with greater bulk and height than standard zoning allows.

“It’s a case where the incentive zoning is actually working,” Johnson said.

Could theoretically happen. But there's also been many projects where we've heard completion dates being off by years. When it starts rising, then timetables make sense. For now, its just all talk.

Wright Runstad plans 2017 start for $600M Rainier Square project

Wright Runstad & Co. plans to start construction in early 2017 on the nearly $600 million redevelopment of Rainier Square, including a new 58-story tower.

The Seattle firm said in a press release that the Seattle Department of Planning and Development has approved the master use permit. If the decision is not appealed within 14 days, the permit will be issued.

Wright Runstad is developing the project for its own account on land owned by the University of Washington under an 80-year ground lease. After that period, the UW will own it.

The tower will contain more than 750,000 square feet of office space and about 200 apartments.

The project also includes 30,000 square feet of restaurants and retail shops, and a 155-room premium hotel, which will be in a separate 12-story building. There will also be underground parking for over 1,200 cars.

Wright Runstad said the first tenants will occupy the tower in late 2018.

“We are seeing strong office and retail tenant demand for Rainier Square,” said Company President Greg Johnson. “We have several active negotiations underway, including with a major hotel operator.”

The firm declined to name the operator.

NBBJ is designing the project, Lease Crutcher Lewis is the general contractor and Magnusson Klemencic Associates is the structural engineer.

Johnson said the design incorporates feedback from the design review board for a bolder, more dramatic curve on the tower's east face.

“The exciting visual interplay between the new tower and existing Rainier Tower makes Rainier Square a strong complement to one of the city's most iconic buildings,” he said.

The company said the project will contribute about $11.5 million for affordable housing, open space, and support for childcare and landmarks.

Wright Runstad said union representatives from the Iron Workers, Carpenters and Operating Engineers expressed support.

Rainier Square is part of the UW's Metropolitan Tract, which covers about 11 acres on more than four city blocks. This was the land where the university was located before moving to its present location in 1895.

The tract also includes Fairmont Olympic Hotel, 5th Avenue Theater and the IBM Building.

Downtown Seattle Association President and CEO Jon Scholes said streetscape improvements, new retail, restaurants and large-scale development will help transform the city's core.

“There's a lot of momentum here, and a number of these projects are contributing to affordable housing, providing even greater benefit to the community,” he said.

Wright Runstad & Co. develops and manages office buildings, primarily in the Pacific Northwest.

Was hoping to hear a sooner start, by 2017 all the fun may be over (new starts, large projects) we will see, really want this one to go!

Yea I was hoping to hear sooner too but at least it sounds like it'll get built.

Agreed, while the shape isn't too groundbreaking I think the details will be what makes it stand out - especially if the cladding can catch the sunlight in any way close to what the rendering shows.
