...the bank confirmed Thursday that it is redesigning the base of the tower to meet the minimum requirement.

"Our team has worked diligently with our architects and other advisors to identify this solution and believe it works for all stakeholders involved as we continue our pursuit of a world class building that serves the needs of our company, the neighborhood and city," said a bank spokesman said in a statement.

The firm is still in the process of finalizing the design, which will eventually require approval from the City Council.

Ok, so they're going with the open plaza. If they still need approvals, I'm guessing this plaza won't be in the required location. I hope they have shifted it to Park Avenue.

The open plaza is the 1566 foot version right?

1400 feet was the enclosed

Yeah, the open plaza is the as-of-right version. It's required to be in that location mid-block, but I'm guessing they're going to move it. Moving the retail branch was another issue.

3 1550+ foot towers? That's insane (in a good way)

Zapatan Feb 14, 2019 10:29 PM

So uh this could mean a 1,600 foot building potentially?

Holy f*ck

Yeah, and one of them needs to have something other than a flat roof. Maybe that's where the Grand Hyatt tower will come in.

pianowizard Feb 14, 2019 10:35 PM

I would prefer consolidating three 1550+ footers into a single 3000+ footer, beating Burj Khalifa! Just kidding, since that would never happen. But I do welcome the 1566' version.

As crazy as it sounds I'm not sure I'd actually *want* that in NYC

I'd take a 2000 foot tower in heartbeat. I think when you get to 2,300 or so it would start to look kind of absurd. If something downtown could hit 1,775 to roof I'd be set for life.

chris08876 Feb 14, 2019 11:32 PM

I just hope it'll have a nice crown. Another flat roofed 1400 footer or 1556 footer with that kind of bulk/massing wouldn't shine as much than one with a nice crown. Besides, we have the rubbish called Tower 5th to fill that void which I hope goes through a redesign. But too soon to tell.

I believe its to the bulkhead too, the massing models, so potentially yes.

This just piles more pressure on Barnett to add the spire back in, although I have a sinking feeling its too late for that...

JMKeynes Feb 14, 2019 11:44 PM

Foster is very committed to “respecting” International Style for his work on the East Side, so I doubt that this will have a crown.

The firm plans to submit a revised plan for the structure at a City Planning Commission hearing scheduled later this month. The new blueprints would increase the size of a public open space from 7,000 square feet to 10,000 square feet, and would make the area open-air instead of enclosed as in a previous design.

We should have an idea withing a coupe of weeks. Here's the City Planning schedule...

425 sorta has a “crown”

JMKeynes Feb 15, 2019 3:28 AM

I think that this tower will be even simpler than 425.

I don't think that's a bad thing, I dig (some) simplicity more for really tall buildings.

I feel like it's overkill if a building is architecturally complicated as well as tall.

Doubleu1117 Feb 15, 2019 5:19 AM

Yeah at least one of these big boys going up needs to do something. There needs to be something iconic go somewhere. Something you can recognize in a silhouette. Building a tower this high you got a responsibility to have a nice iconic impact on the skyine. I understand not all will, but it'd be great to get at least one of these.

Neither do I. I’d be very pleased with the 1,560’ massing model.

Brewer's victory tweet:

I'm grateful JPMorgan Chase listened to the objections by my office and @ManhattanCB5 to their original, inadequate plans, which did not conform to the #EastMidtown rezoning passed in 2017.

And Powers response as well...

“I am glad that JPMorgan responded to my office, Borough President [Gale] Brewer, and the community board's initial concerns and has proposed a full 10,000-square foot outdoor public space to benefit East Midtown," local representative Keith Powers, who will cast the deciding vote on the matter, said in a statement. "I look forward to reviewing the full application when it comes before the City Council.”

Hoping this is all resolved, so we can finally get on with the finalization of what will be built here, including height figures.
