Stayed overnight in downtown as I met up with a few old friends/coworkers. This was my first time seeing all the new development as I no longer work in area. Seriously excited with all the new builds.

Great find! I've been asking for updates on this project and glad to see movement. This is a game changer, I think, for the Warehouse District. Hopefully this kickstarts the damn Jefferson Place project (City of Phoenix RFP).

Nice photos, thanks for posting.

Can someone confirm the status of this old house-converted restaurant on the SEC of 3rd Ave & McDowell? For years it's been various cafes and wine and cocktail joints. It appears it is now a new wine bar. It is a really cool old cottage with a unique shingled/shake roof type. It always had a crummy asphalt shingle roof that looked like a cheap repair over half of the roof that bothered me. Now it looks like it might be getting renovated correctly. Although I'm still afraid of an ugly paint job.

It is a wine bar. Sauvage.

that new roof cost $80,000 and it wasn't done very tight to save money. wood shingles are crazy expensive

It is impressive they invested so much money in a proper renovation. Glad to see.

Now, I wish the old synagogue on the NWC (recently the old pawn shop), as well as the building immediately west of that would get a proper renovation. I went into the house just north of the old pawn shop when it was an open house years ago. I saw the walled off underground walkway between the house and what was the synagogue. I thought that was an interesting bit of history.

Chris is crushing it in his new location (previously in Churchill). Everyone should stop in there and try his natural wines.

Has anyone heard about these 2 projects? I believe the 1st & Pierce was mentioned a while back

1st & Pierce

Clayco Realty Group has submitted a pre-application to the Planning and Development Department for 1st & Pierce, a 36-story high-rise tower it is planning on 0.9 acres at the NWC of the intersection.

Something new

509 West Monroe Tower

LG Development Group submitted a Downtown Code Fact Finding meeting request to the Phoenix Planning and Development Department as part of a pre-application last November.

The request deals with a plan to build a 24-story development with an estimated 400 residential units and ground-floor retail/commercial space.

New ASU Medical School!!!

Dr Michael Crow is live right now announcing new ASU medical school. Not sure of location yet but I hope it's downtown since they keep referencing the PBC. Hopefully not Desert Ridge area by Mayo. ASU also recently joined AAU so the timing of it all makes sense.

https://twitter.com/AAUniversities/s...587484164?s=20

Anyways, this is HUGE for PHX Metro area!! More details/updates to come as the news outlets pick it up...
  • ASU School of Medicine and Advanced Medical Engineering (ASU will offer an MD in this school)
  • ASU School of Public Health Technology (focused on healthcare professional training and upskilling)
  • ASU Medical Masters Institute (offering a few new medical focused masters degrees)
  • Expansion of ASU-Mayo Clinic partnership
  • ASU "Arizona Health Observatory" - an "early warning warning system" designed to help state leaders make health decisions based on information and data trends

ASU to open medical school, regents commit $30 million to develop health care

https://www.azcentral.com/story/news...l/70274498007/

Quote:

Arizona State University will create a medical school as part of a $30 million effort by the state's public university system to fill gaps in Arizona's health care workforce, officials announced Thursday morning.

“We are focusing our full energy and innovation on improving Arizona’s health outcomes," said ASU President Michael Crow. “We must generate knowledge at a scale that will impact society."

With the school, which will be known as the ASU School of Medicine & Advanced Medical Engineering, the university joins just a handful of degree-granting institutions that currently offer medical programs in the Copper State, including the University of Arizona, which founded the first medical college in the state in 1967.

ASU will also grow its existing research partnership with the Mayo Clinic, which operates its own medical school in Arizona with campuses in Scottsdale and Phoenix.

The news comes while Arizona faces a deep shortage of health care workers as its population continues to boom. ASU's new school is just one of the steps that state universities will take in the coming years to address that gap.

Big news for Phoenix. There are/will be some very strong healthcare options between Mayo’s continued expansion plans, Creighton, Barrow, Univ of Arizona and now ASU. Lots of Biotech jobs and development will be a very nice byproduct and important to the health of the valley by diversifying some of the economy further.

My gut tells me ASU will plant this adjacent to the east end of Mayo where they already have some newer research buildings and will be synergistic to the envisioned Mayo biotech hub. Alternatively I wonder if they plop it downtown? This could be jet fuel to downtown development if the med school etc gets developed there. Tons of students, jobs and the residential and commercial demands that come with it. Wouldn’t surprise me if ASU commits to building a “flagship” hospital as is pretty standard if they want a full slate of residency programs and clinical revenue.

I think both of them are real but they're going to take a while. Clayco is very real with a Biltmore office and a number of projects and construction contracts downtown, LG is already developing Realm on Central.

The Arizona Board of Regents, which governs the three public universities, is also urging the University of Arizona and Northern Arizona University to confront the issue. The regents' plan, dubbed AZ Healthy Tomorrow, gives money to the schools for increased bioscience research, health care workforce development and expansion of partnerships with private sector medical providers.
If I read this 20 or so years ago I'd have gasped so hard my jaw would have dislocated. Nimrods at ABOR have always been the problem, so this is quite the about-face.

Completely agree, I think both are real but would anticipate LG waiting or teeing up the Monroe project for once Realm is done or further along.

1st and Pierce is fully entitled, but I've heard CRG (developer arm of Clayco Corp) has placed it on hold temporarily for 6 months or so to see if they can get better financing. So it should hopefully move forward eventually.

Nimrods at ABOR? I thought the issue was ASU didn't have legal authority to open a medical school. Did that change?

Yes, apparently. And wildy so. This news is astonishing.

ABOR has long historically opposed the development of a medical school in Phoenix.

The fact that UofA is in Phoenix is because of that history. ASU always got the short end of the stick with medical education and as time turned out, the two institutions never got along.

I have a baseball cap with ASU and UofA's logos made from that partnership and it is abundantly clear nothing like that will never be made again.

I don't know the specific history of this and that, but ABOR always seemed to have been dominated by Tucson-area interests.

I am simply bewildered that ASU is allowed to do this all of a sudden. This change of policy is as far from left field as I could imagine.

From what I understand, ABOR has really soured on that school down south over the last couple of years due to the fiasco which was the purchase of Ashford University to artificially grow their online academic presence.

In the AZBOR presentation this AM, Dr Crow mentioned that ASU was approached 20 years ago to open up a Medical School and he said they weren't ready for that yet. I've heard/read similar stuff about AZBOR and ASU since then. I'm glad we were finally able to move past this and get our own Medical School. Cannot emphasize just how important this is...

What in God's name allowed the University of Arizona to sully their reputation with this purchase and then put their name on it?

Bridgepoint was a toxic heap more than ten years ago. I knew people that worked there.

In any event, there will be a shiny new nickel to whoever starts the "ASU Mayo Medical District Development News" thread with consistent information.
