I think I must have sat next to three of you guys at lunch today at Desoto, lots of very detailed and geeky talk about tower cranes and rumored developments.

Certainly disappointing that they will be taking such a big loss but they need to offload this property ASAP.

It's a shame the city is willing to take a $45 million hit from what was originally offered, but at least it looks to sell.

The positive of this is the buyer is looking at a $30 million to $40 million facelift which I think the Sheraton needs badly. If the Renaissance can look great, so can the Sheraton.

Agreed, the same goes for the Hyatt Regency. Hopefully we hear more about this from the new Hyatt's owners soon. Both need it BAD!

This is why Phoenix (the City of) should not be in the Hospitality Development Biz...leave it to the professionals. It appears the market at the time couldn't support a hotel of that magnitude. I think downtown has a surplus of rooms to support medium to large size conventions.

That hotel was built during the height of the boom and value-engineered from the beginning. I bet its recent fire was directly attributable to the aluminum wiring they used when copper prices were through the roof, and the buyer knows even more of its shoddy construction than we all do. Tens of millions in renovations are warranted and it's really not that old.

After the condo and its 70-year-old wiring plummeted in value after I bought it, I walked away and moved on with my life. Better Phoenix does the same with this arthritic white elephant--I'm surprised the loss isn't even worse honestly.

Yeah, in the perfect lighting of the rendering I actually kind of like it, if only for some variety from the Wood Partners boxes going up everywhere.

Good news on the apartment boom. Looks like we will see more multifamily development. Phoenix (and the Metro) will continue to densify :cheers:

Metro Phoenix’s apartment building boom is just beginning.

The Valley needs a lot more apartments to keep up with its expected growth, according to a new study.

Anyone who has been around downtown Phoenix, Scottsdale or Tempe, where thousands of apartments have recently gone up or are under construction, will probably find this hard to believe. I did.

More than 10,000 new apartments are underway or have recently opened to renters, mainly in those areas.

But national and local apartment groups say that many new rentals need to go up every year for some time to keep up with likely demand from aging Baby Boomer renters, immigrants and Millennials who are delaying a home purchase.

“By 2030, metro Phoenix will need another 150,000 apartments,” Courtney Gilstrap LeVinus, the interim president of the Arizona Multi-housing Association, told me. “We are seeing significant demographic shifts that will lead to more renters.”

She doesn’t think developers are “overbuilding” apartments in the Valley now because of the expected jump in demand.



Boom and bust building

Metro Phoenix’s robust growth has inspired a few overbuilding binges. So when the Valley’s many real-estate market watchers, from analysts to homeowners, see a construction boom, we get a little concerned.

But Thomas Brophy of Phoenix-based ABI Multifamily points out a lot more rentals went up during the last building boom.

His research shows about 62,500 Valley apartments were built between 2000 and 2010 and 45,000 are expected to be built between 2011 and 2020.

Apartment construction in the Phoenix area pretty much came to halt between 2008 and 2014 due to the housing crash.

About 3,300 apartments were built in the Valley between 2011 and 2016, according to the study from the AMA and the National Apartment Association.



Location, location, location

Metro Phoenix’s apartment building boom needs to spread out.

The Valley’s great infill trend has drawn many more residents to central Phoenix, Old Town Scottsdale and downtown Tempe.

But not all of the new residents expected to move to the Phoenix area will want to live in those current hotspots for new Valley apartments.

Brophy cites population forecasts from the Arizona Department of Administration calling for metro Phoenix to grow to 5 million people by 2021. That’s about 717,000 new households from the 2011 Census population count.

Glendale led the nation for the biggest rent increase a few months ago, mostly because the city hasn’t had any new apartments developed in nearly a decade. But a few new complexes are in the works in the West Valley city now.

In the southeast Valley, the apartment building boom is spreading to Chandler and could move to Gilbert by next year.

Rents are a great gauge to whether an area has too many apartments. After jumping nearly 15 percent since 2015, rental rates are dipping in parts of the Valley with the most new apartments. And developers at new complexes are beginning to offer deals on longer leases.

A little overbuilding can be good news for renters when their monthly payment dips, but too much is a bad thing for home values, the real-estate market and the economy.

I think it looks great. It looks way better than the Alta "Stucco" boxes going up, and it actually brings a Southwest flavor back to Phoenix multifamily. :tup:

Brophy obviously hasn't been to Gilbert recently. The boom is already here...at least 600 units going up near Downtown and about another 7 complexes either under construction or recently completed across town.

This looks like a great development--it's miles above the typical stucco boxes that are coming up over the whole city. It looks like something I'd see in Scottsdale instead of Phoenix, which, as awful as that would have sounded like to me 10 years ago, could be a turning point. The developer has done a lot of attractive structures elsewhere, maybe they'll be one to watch over the years.

I really like that the crappiest buildings on that two block stretch of Camelback are getting razed for brand new, better looking things.

Is there any information on the developments happening up on Mayo Blvd? Looks like a couple of giant apartment complexes, but I'd like to see some images if there are any.

The 3.1 acre empty parcel at the southwest corner of Indian School and Central Ave just recently sold. Could be more multi-family going up along the light rail.

Camden apartment complex. Nothing special.
