Site plan review for Phoenix Biomedical Campus at 5th St./Garfield:

https://www.phoenix.gov/cityclerksit.../180807005.pdf

Moving ahead on this plan:

Anyone know if this is a current rendering?

The most recent design has eliminated the boxes on the north facade. But otherwise, it is more or less the same.

The boxes are the best part :koko:

I was by One Camelback this morning and it appeared they were doing interior demolition for the conversion to condos. Didn't get to stop and ask questions.

No doubt. They should've added them on all sides.

Demo permit issued 6/29

Based on this permit - not yet issued - they may not be doing condos in there. Suite 100 could also be a sales office, but I'm not sure that would be referred to as a spec suite.

Interesting. There were two construction trash bins on the southeast side of the property that were being filled. Got excited that something may finally be happening with the conversion.

https://www.bizjournals.com/phoenix/...ect-delay.html

Reading this, it's kind of insane that anyone tries to build anything. All the time and expense and risk that goes into planning a big project like this, and you can be delayed and possibly even derailed in a City planning commission because a nearby furniture salesman is worried that increased traffic will cause undo wear on his tiny ~20 stall parking lot?

Maybe I'm overreacting because it does seem like closing access between the condos and the retail would solve the issue, but I still don't understand the need for delay.

The delay is probably due to the developer was pushing for a height increase to 196'. I posted about the backlash on this in the Scottsdale thread about a month ago or so. The developer wants to go 196' and the residents want it capped at 120'. It's really silly Phoenix fights to get anything taller than 10 stories when cities half this size build double that height without so much as a peep.

combusean Aug 3, 2018 10:59 PM

The article says an adjoining owner is complaining about their driveway emptying into his lot similar to how the furniture store shared access with neighboring properties. It's a fair complaint because the use is significantly different and intense.

Maybe he thinks you can't do that and the developer thinks otherwise.

It might be a little tough to tell in the Wexford image, but the louvres actually do some twisting and there is some movement in the facade. The building lost some of it's bolder articulation and sense of scale with the elimination of the boxes, but we could do a lot worse on that block.

Also, it looks like the LINK may have some facade pieces up on the west side. Haven't been able to get too close - are they mock-ups, or are they the real deal?

Correct. Link has been putting parts of the facade up for a little over a week now. They have pieces on all 4 sides.

I hadn't taken pictures of the progress on the two downtown skyscrapers in a while, so here's some stuff from this evening. These are taken from the east parking garage at the Roosevelt Square apartments.

The Link is up to floor 16 or 17. You can see some of the facade in place.

The Stewart's final floor is almost all up. Now they're building up to the stuff on the roof. Actually, this is taken from the fourth-floor terrace in the west building of my apartment complex.

I just wanted to include this because it shows the two towers and the great sunset we had after that crazy storm.

biggus diggus Aug 13, 2018 1:35 PM

I have been assuming from all the inconsistent support Heights that the current floor they're working on is going to be the pool.

The pool will should be on the 17th floor roof. I have no idea what the added height with some of the supports on the 19th floor are for. My guess would be the elevator mechanical room and stuff.

More BMO Tower Buyer Updates

Behind a paywall but looks like the same buyers of the tower bought the 1.26 acre vacant land just south of the tower. I'm assuming it's where the drive-up BMO ATM is? No new updates on what they plan on doing w/ the tower.

https://www.bizjournals.com/phoenix/...erty-near.html

Quote:

In April, a group of six buyers, including Ranger Properties, a New York-based hotel and residential developer, and Phoenix-based Mica Creek-Sagamore Capital Partners, bought the BMO Harris bank tower, called One Camelback, for $14 million.

In early August, the same group of buyers purchased 1.26 acres of vacant land immediately south of the bank tower, across Mariposa Street for $5.75 million, according to Maricopa County records and real estate database Vizzda.

PHXflyer Aug 16, 2018 4:01 AM

Back in April, I heard rumor that the former BMO tower will be converted to a hotel. All the other rumors had pointed to multifanily, this article mentions the buyers do both multifamily and hotels. Makes me wonder if it will be a mixed use.

Anyone want to call the time of death for the project at Central and Columbus?
