MELBOURNE | Australia 108 - 70 Southbank Boulevard | 319m | 100L

2nd iteration of the project has been selling offshore for a while now and this week there was national mass-media coverage of the start of the onshore sales campaign, due to kick off in Feb.

This is a better.... albeit shorter render than the first design! Hope it gets built!

KevinFromTexas Jan 17, 2015 7:18 PM

I liked the original, but this is good also. I've gotten kind of burned out on supertall designs lately, but this one is interesting.

Design-mind Jan 17, 2015 10:11 PM

Loving the skybox component to this supertall.

scalziand Jan 18, 2015 9:46 PM

Oi, didn't know that sales started already.

Surrealplaces Jan 18, 2015 10:37 PM

Excellent! Even this this version is shorter I think it fits into the skyline better.

I hope this gets built.

MolsonExport Jan 19, 2015 2:06 PM

Melbourne's Movin' on up!

A nice compliment to Eureka (some shared elements, styling, and colors).

Can't wait to get back to Melbourne someday.

X2. Hopefully this tower will be built by then.

tayser Jan 23, 2015 1:51 AM

If it's to be a traditional build, start planning for about 2018/2019 - given how long it took Eureka to get up. :)

[the first proposal was going to be modular and therefore much faster, haven't heard anything concrete (pardon pun) on the construction method for this yet]

tayser Mar 14, 2015 5:31 AM

Site clearing is now under way.

Lots of pics on UM.

TallBob Mar 14, 2015 6:04 AM

A lot of 250 meter+ buildings proposed for Melbourne.... WOW!

what is in the box?

scalziand Mar 14, 2015 3:12 PM

I think its a bar.

TorontoDrew Mar 16, 2015 1:45 AM

This would be better withought the sky boxes. Though it fits right in with Eureka.

Work has begun on a giant skyscraper that will tower over the Melbourne skyline

A giant new landmark is climbing into Melbourne's skyline, as construction begins on the Australia 108 skyscraper.

This month, work started on the foundations of what will be the southern hemisphere's tallest apartment building.

Some residents could move into the tower as soon as 2018 while construction is still in full swing, as the project by Singaporean developer Aspial will be completed in five stages.

Apartment owners below level 41 are likely to get their keys from September 2018, when the building is less than half finished.

Another 15 levels or so will be opened every six months until the building is completed in late 2020.

The building and the lift system have been designed to allow for the staged handovers, with separate lobby areas for different areas of the tower.

Mr Cottam said Australia 108, like all skyscrapers, would be constructed with the flexibility to sway – in this case up to 60 centimetres.

The golden starburst feature at 210 metres, inspired by the Australian flag, will be prefabricated off site in components.

The managing director of CBRE Residential, Andrew Leoncelli, said only 33 apartments of the original 1105 still remained on the market, with almost $1 billion worth of stock sold.

Mr Leoncelli said prospective buyers would need at least $2.5 million for one of the remaining properties, all luxury three-bedroom apartments, in the exclusive "Cloud Residences" above the 71st floor.

The cheaper apartments on the lower storeys, which sold for as little as $450,000, were snapped up within a few months of the official launch in February.

Australia 108, designed by Fender Katsalidis Architects, was originally planned to rise 108 floors and 388 metres but had to be cut back after it was revealed the building violated federal air-safety regulations for Essendon airport.

Unlike the Eureka, Melbourne's newest skyscraper giant will not have its own public viewing area.

During the next nine months, building work will focus on the tower foundation.

So much going on in Southbank. I was quite impressed by Melbourne's rehabiltiation of the area abutting the Yarra River and nearby Docklands.

O-tacular Oct 17, 2015 4:15 AM

This has to be the strangest skyscraper I've ever seen. Very interesting though. My first reaction was "WTF am I seeing?"

scalziand Nov 6, 2015 9:43 PM

Almost there.....

^ Are they building it out of Lego?

Joking aside, I'm actually not clear on what's happening in that photo. I see shoring rigs doing their thing, but what's going on in the centre of the site?

colemonkee Nov 6, 2015 11:48 PM

^ It's likely the remnants of soil testing on top of what appears to be the core. Sometimes they will test loads on the soil to determine how much the ground will sink, and it helps them engineer the foundation to account for that.

scalziand Nov 7, 2015 4:06 AM

That may very well be the starting of piling for a secant wall. Sometimes when they drill for a secant wall they use foam spacers to help mock up where the piles are going to be.

Daveography Nov 7, 2015 6:07 PM

^ Ah, that's helpful, thanks!

Taking a Closer Look at Australia 108

Quote:

Some of Melbourne's largest projects are now reaching the construction stage, escaping the wrath of recent planning rules in the central business district that would have capped the height of multiple towers if they'd been planned today. The 317-metre Australia 108 will become the tallest apartment building in the southern hemisphere, an achievement that would not be possible under current planning rules.

scalziand Jul 26, 2016 7:54 PM

Definitely time to move to the construction forum by now.

I didn't realize that there were historic facades being restored and integrated into the project.

tayser Feb 9, 2017 1:03 PM

And this one has been pipped with the approval today of a taller tower- One Queensbridge Street https://urban.melbourne/development/...treet-approved 323m - or 1059-1060 feet if you still work on the old money measurement scale.

Estimates conclude that the top of the corebox has breached the 300m mark - giving Australia its first supertall.

The Q1 Tower in Gold Coast has a structural height of 322.5 m, though without its spire it would be 275 m.

tayser Sep 7, 2019 5:17 AM

Myeah, spires. Floors above 300m matter more. :)

This wonderful city is criminally underrated and overlooked.

NYC should've received it's architectural uniqueness with open arms at least half a decade ago.
