My SO says they've broken ground on the little apartment building on Kenwood. Not a huge project, but I used to walk past the empty lot everyday so I'm pleased.

5252 is nice but boy did they drop the ball on that base. Did someone actually think that was an improvement over the original design or is this just plane old value engineering?

RedCorsair87 Aug 23, 2019 2:37 PM

The tower looks really sharp. I would love something similar, but 2 or 3x as tall downtown.

Oh wow, I am surprised they tore it down. What's the plan for that lot now? Does UofC still own it?

Busy Bee Nov 9, 2019 10:06 PM

^As long as someone is planning a highrise I think it's a justifiable loss. It's linear scale is sort of impressive and it has decent albeit pretty standard unremarkable period ornament, but overall it's not unique in any way. It's time a developer really proposes something tall in HP, like 1700 E 56 tall.

dan ryan Nov 9, 2019 11:21 PM

I think that you have to be a little highrise-trigger-happy to adopt that attitude about a building that is certainly not "unremarkable". This board skews towards preservation insensitivity which is such a bummer, but what can you expect from a skyscraper forum.

The building was destroyed without any plans for development. I would have loved to see a facadectomy. You could have had 2 towers rise out of that beautiful base.

RedCorsair87 Nov 10, 2019 12:19 AM

What a shame. No way someone couldn't have saved the facade, built a new building to the original height and added some additional floors recessed from the street like we are seeing in Fulton Market currently.

Absolutely. Very sharp building, looks like the supertall version would belong in Hudson Yards in NYC

do you have any info on that?

Busy Bee Nov 10, 2019 6:36 PM

I really hope if it is UoC owned they will pursue a mixed use development with institutional in the base and quite a few floors of residential above. In theory Stony Is should be high rise all along the park, and no doubt probably would be lined with Vista Homes era towers if the Great Depression didn't let all the air out of the trend at the time. That newish UoC lab school, while a nice building in a vacuum really screwed the pooch with its' squandering of a prime location right on the park with the potential for park and lake views...crazy. The corner lot at SI and the Midway is begging for an amazing tall structure.

Yeah, but you could also argue the Lab School building is an amenity that attracts more wealthy families that might buy highrise units. Lincoln Park West isn't suffering because Francis Parker is there...
