Really excited about this one, but damn if it doesn't drive me up the wall that those tracks aren't covered yet. (OT) They just look SO BAD. I think an argument could be made that with the Riverwalk and Millennium, the (hopefully) soon to be popping SL deserves a signature park. It could be the South Loop version of the 606, a well manicured pedestrian path starting at the Art Institute connecting to the Museum Campus with connectors over LSD.

If they cover the tracks south of the park, there will be towers above them.

Received its first building permit, for the foundation, yesterday. Hope they break ground soon!

^^^ I've been hearing that from a lot of people and have yet to see it myself. I'm renting two bedrooms in little village for $1400+ a month and 3 BRs for $1600. I've been getting like a call a day just off craigslist. Already over 50% rented and I don't even have my CO yet. I've heard scattered anecdotes about people having trouble moving apartments in certain places like Logan Square near all the new TOD, but you aren't going to get $2000/mo for a half assed rennovation of a tiny old three bedroom when they are leasing brand new 2 BDs with amenities closer to the train for $2500/

The South Loop is about to go true boom. You have Riverline that's just getting its move on, this massive tower, CA Residential tower just starting next to Five Guys, Essex tower, 1326 S Michigan, the residential/medical office project next to Firehouse, the multi flag hotel tower at 11th and Wabash, all of the stuff near convention center/motor row that hasn't started yet - and most or all of this stuff is going to be under way before spring......a little further down the road (this time next year?), we'll have the tower in the 1400 block of s Wabash that gets approved at next week's plan commission, Jahn tower, and who knows what else to look forward to...... |

My guess has been that they have been waiting on financing to close. Construction lending for large apartment projects has decidedly tightened over the last few quarters........projects are still definitely going to be launching over the rest of these year and next, it's just that developers will need more equity, will face somewhat higher interest rates, and in some cases will be getting loans from less traditional sources (as banks back off selectively as they cope with stricter regulations)..........this is all - on net - healthy and positive in terms of the continuing longevity of this cycle.... |
I though this was a condo project. Won't they need 30% or more presales to even get construction financing?

Anyone been by here lately? They were issued a permit for the foundation almost 1.5 months ago. Wondering if they've been doing anything like even site prep..
